Minor update from Brandywine's Q1 conference call (May 1):

We remain focused on our project at 1919 [Market Street] which is a mixed use project. We have obtained all final approvals. Finalized our development plan, identified our joint venture partner, are completing documentation of financing programs and we are planning to break ground on that in the next 120 days.

Have there been any revisions to the plan for this building? I hate to be that guy, but less than 400 ft just seems like such a wasted opportunity at this site.

So Brandywine Realty Trust is building the FMC Tower, Evo, perhaps another Cira tower -- all really cool designs. But for 1919 Market... this is the plan?? That lot could be home to a dramatic tower with a large imprint on the city's skyline. This plan is like ... just one of those Penn Center buildings.

That would be great. Hopefully, the symptoms of Tower Growth Syndrome that Brandywine exhibited at FMC, will spread to this site.

Agree things have changed. Wouldn't be totally surprised if there are at least some condos incorporated into this one now. Especially at this location. Guessing the Center City rental market will have added 1,000 units over the 2-3 quarters (more?) that market opening will have been delayed. I expect the entire thing has been reevaluated. Doubt much else beyond rental/condo & height would have been reconsidered though. Condos, especially at this location, could be a good move right now.

It'll be interesting to see whether Post Bros' Atlantic Building goes rental and/or condo as well.

What I'm getting from this is that they care more about restricting office supply in order to prop up rent on their other properties than actually developing this lot. I half hope that they don't start work in the fall, the current proposal is so mundane.

Maybe...but a few things to consider:
1) the current parcel of land is slated for a residential project.
2) Brandywine is currently developing FMC tower.
3) When FMC Corp vacates it corporate hqt location on Market St, that space will be available for another tenant.
4) Other parcels of land available in both CC and University City available to be develop as "Office" towers.

Also, does anyone know what % of office space is currently unoccupied? This could tell us if we need more or less office space.

one of the most embarrassing vacant lots in center city. It will be a small miracle if we see something this fall. Maybe they really did just buy it to sit on it for years and prevent any other developers from proposing an office tower- as if there is really that kind of demand for a new class A building. Once FMC moves there will be a huge chunk of new space right in the CC core.

let's hope that is the case. Then again, they were test drilling at the W hotel site a month ago and then the parking lot reopened.
