Is the whole Independent see through crown a new thing or something? Hopefully the top won't be that see through.

It better not be. That's hideous value engineering at it's finest.

I would help fund out of my own pocket to fix that mess, and I don't even live there or ever plan to live there.

I kind of love how bent out of shape some ppl get about Indy's top. Makes it resonate even more with me

I've driven by a couple times this week, and it appears that everyone has moved out and a bunch of HVAC guys have been there pulling out equipment....at least that's what it looked like.

Moving right along...demo permits filed. It starts with asbestos abatement 10/22-10/25. Demo time frame is 10/25-11/28.

Excellent, this has become my favorite building proposed in Austin. 44 East, 185, 90 Rainey, the Republic, and the Avenue are the best of the lot.

And those Travis Twins along the river aren't half bad either. The skyline will be transformed!!

This is one of my favorites as well. It will be awesome to see this and Natiivo rising up together. The long delayed Austin One *should* start going up while these are U/C as well. That will make for a busy little corner of downtown.

The height in the thread title (585'/51-stories) came from the first elevations we saw that Max posted on page 4 of this thread. But it looks like the tower was slightly trimmed to 573'/50-stories.

The 128 page Density Bonus Approval file that was added to the site plan the day it was approved has different elevations on pages 87 and 88. Also, this file is different than the backup file that was shown to the Design Commission:

The tallest elevation is the west side at 570'. The highest residential level is 48, but there appears to be two more partial amenity levels above that.


The south elevation is about 3' feet lower than the other sides.

Drove past on my way in today and there're a couple of barricades up already blocking off the parking lot.

It doesn't feel like demo is pending quite yet, but we're obv getting there.

Man, that stinks. It was shortened by one level and 12'. Anyway, still a beauty of a tower IMHO.

Despite the small shortening, we are still talking 50 stories and upper 500 foot range. We really are gradually raising the overall height of the skyline from 400-500 to the 500-600 foot range which is impressive. In fact I already consider anything under 400 feet filler now.

Another demo permit was filed today for the small apartment building at 42 East. I think October 22 will be the official "groundbreaking" i.e., building breaking in this case.

It's not a huge decrease in height, but statistically, it will drop it below 360 Condos' spire, but still about 100 feet above its roof.

True, but 600' figuratively raises the bar for Austin. Just an additional 27 feet higher...It shouldn't really matter to me, but if it didn't, I wouldn't be logging on here several times a day. Its frustrating in a very minor way when developers stop short of a significant milestone, 39 floors instead of 40, 573' instead of 600', 683 instead of 700', and 6X so close to 900'. Technically inaccurate as it may be, I choose to round up just for the hell of it anyway. Build a 980 room hotel and I'll call it 1000 rooms. If those extra 20 people show up for a room and come after me, I'll stop I suppose.

That bodes well for any proposed condo towers. Most residential towers not substantially completed or starting soon are rental. The lone exception not counting 44 East is the the 17th St. Condo tower, which may be geared to a more "budget friendly" crowd. I don't count 48 East because that's more or less just some AirBnB style time share property. After the 17th St. project, there are no more condo towers starting any time soon. Of course, some of the rental projects could switch to condo.

Next week is looking good for the start. Here's a permit for a long term right of way closure beginning next Monday 10/21, and of course demo is scheduled to beginning on 10/22.
