Canvar to build downtown Marriott

Sources tell me Groupe Canvar Inc. will soon announce plans for a major hotel and residential project on René Levésque Blvd., between Anderson and Bleury Sts.

The 40 storey project - to be built on what's currently a nearly 44,000 square foot parking lot - is to feature an 11-storey Marriott Hotel with about 220 rooms, Ville Marie borough records and industry sources say.

The project, to be located on what the borough calls "the most important piece of vacant land in the business district" will also include about 200 residential units - although the number could vary slightly depending on demand.

The residential component would comprise mostly condos, but also include some three-storey townhouses on the South side of the project.

Ville Marie approved the project in October, records show.

Le Groupe Canvar va construire un complexe immobilier de 40 étages dans le centre-ville de Montréal.



La nouvelle tour sera érigée sur un terrain de stationnement du boulevard René-Lévesque entre les rues Bleury et Anderson près du Complexe Desjardins et du Complexe Guy-Favreau.

«Le projet va s’inspirer du 400 Sherbrooke Ouest. Le complexe jumelé à l’hôtel Hilton Garden Inn qu’on vient de compléter», a exprimé Pierre Varadi, ingénieur et actionnaire du Groupe Canvar.

Le nouveau complexe du boulevard René-Lévesque comprendra 200 appartements haut de gamme ainsi qu’un hôtel de 11 étages.

Le promoteur a confirmé à Argent que des négociations sont en cours avec la chaîne Marriott pour établir un établissement hôtelier de 220 chambres dans le futur complexe immobilier.

La venue de ce nouvel hôtel n’inquiète pas l’Association des hôtels du Grand Montréal même si quatre établissements sont disparus au cours des dernières années.

«Si le promoteur veut construire, c’est qu’il croit qu’il y a un marché. Lorsqu’un nouvel hôtel s’installe, il y a toujours un déplacement de clientèle», a affirmé William Brown, vice-président exécutif de l’AHGM, soulignant que les nouvelles chambres pourraient être offertes d’ici 24 mois.

Pour le moment, le Groupe Canvar refuse de dévoiler plus de détails sur son nouveau projet du boulevard René-Lévesque.

«Nous vous donnerons plus d’information plus tard. Nous travaillons encore à finaliser certains paramètres», a précisé Pierre Varadi, soulignant que les demandes de permis ont déjà été déposées auprès de la Ville de Montréal.

Le Groupe Canvar est un entrepreneur général et gestionnaire de projets établit à Montréal. L’entreprise complète actuellement la construction des condos POM situé au carrefour des rues St-Hubert et René-Lévesque.

I did an analysis of the renderings a while back and concluded that it would be around 132m, between 122m and 137m.

Nah. Don't rely on montreal2025, they only just got wind of this project after we've known about it for over 6 months. In all likelihood they just named it that for lack of a better name.

The only official name we have is Marriott Courtyard Hotel. The building itself will most likely carry its address similar to the 400 Sherbrooke recently built by the same developer.

Those were some cool photos there of the awesome Ville-Marie Marriot coming up there! Boy, am I waiting for this to finish!! It will change the face of Montreal and we can really boast of a 40 storey tower in our neighborhood too!! Can’t wait to show this off to my friends!!angie's list

Sweet!!! Was so glad to hear about this back in January. I have often wished for a tower there thinking that the view east on Rene Levesque from PVM or the parc looked a little empty...just begging for a nice modern highrise. :-)

This is a pretty cool design considering its a hotel highrise. I wonder how much it will blend in with rest of the skyline?

^It'll blend in just fine. This is a great construction for Montreal, those not from here must realize that this is the tallest construction our city has seen since 1992. Depending on how you count a building's height, the new marriott will be Montreal's 10th tallest!

That's a sweet building. I'd LOVE to see a hotel design like that here. Very nice. It reminds me of the Austonian somewhat.
