Round Rock council approves zoning for downtown townhomes

ROUND ROCK
The Round Rock City Council approved new zoning Thursday evening to make way for an urban living townhome development just south of City Hall.

Urban InTown Homes, a division of Houston-based Lovett Homes, is set to develop about 82 townhomes on the 3.7-acre plot between East Bagdad Avenue and the Union Pacific Railroad. The Round Rock City Council approved a memorandum of understanding with the developer in June.

That's exciting for Round Rock! I think these kinds of developments can really help boost their downtown area. Obviously Round Rock as a whole will never be urban, nor do they want it. However, they do have a neat little downtown area that could use townhomes and even some urban-style apartments - especially if there is ever a rail stop somewhere along that line in the future.

A rare tower crane in Round Rock. It's for a three story Texas State University project.

If nobody has looked at the master plan for Avery Centre, which the Texas State campus is a piece of, it'll be one of the largest urban/semi-urban centers outside of the city limits:

I think semi-urban is a good description, but the scale of it is mind boggling.

Here's the master plan for the campus. I'd be much more impressed if the eventual plan was the create a stand-alone university (with an adjacent medical school from a totally different university system?), but that doesn't seem to be the case.

It's not stand-alone? a la UT-San Antonio, etc.? I thought Texas State University - Round Rock was its own thing within a TSU system or something. A lot of universities are going in that direction (UT, TAMU, UNT, TTU, etc). I always thought Round Rock was one of those....guess I was wrong.

It's a satellite campus.

And not all of the systems are going that direction. UT recently consolidated UT-Brownsville and UT-Pan American (Edinburg) into a single University: UT-RGV.

A&M is expanding, UT is consolidating, and TTU and UNT are mostly static.

I don't have an online link for this, but I read about it in the latest print version of Community Impact this week.
The explosive growth happening in Kyle is under the radar because the population hasn't hit the 50K mark yet that the Census Bureau uses as a threshold to list the fastest growing cities. But the city of Kyle is planning for a population of 100K within 20 years. There are currently 21 subdivisions U/C or planned in Kyle with a total of 47K home sites. That's f'ing amazing for a city the size of Kyle. Three of the 21 subdivisions are each planning for 8-10K new homes! Apartment building is strong as well.

I'm happy about this. Now people considering moving to Round Rock have somewhere else to go.

Anyone know what projects have started in San Marcos? I know they were supposed to get one sizeable apartment building that was around 12 floors or something. I was noticing they have two tower cranes up right now on their skyline.

Those cranes were probably for Texas State projects. One project has a crane and a construction webcam:

Another project has a construction photo update from May showing a crane:

San Marcos' new downtown student residential "high-rise" opened this past weekend. I don't think this one will hold up well over time. It's already an eyesore.
