It looks like they finally bought out the dilapidated lot on the corner of King Ed and Murray so the development can take up the entire block.

Hoping for meaningful retail on the ground floor, but I understand there is difficulty running a business next to a shelter. Without ground floor retail or 'inviting' frontage, King Ed continues to be entrenched as a people-unfriendly transport corridor.

The original design had a slightly more interesting curved wall at the corner, but was awkwardly and excessively set back from the street. This one is more plain-jane but has a better relationship to the street, and it does have potential for the kind of retail that typical new-builds tend not to want (24-hour convenience store, take-out, etc).

Speaking of retail, the King Edward retail frontage of the Théo building just got a large Dollarama that opened today. I continue to be frustrated at the aggressively ugly way they block the windows to stick shelving against them, that should be disallowed. But the employees there said they were keeping the store closer to Dalhousie and that this one was to serve Lowertown - it is about triple the size of the one at Rideau and Dalhousie.

Surprised they would keep the Dollarama near Dalhousie. Never see two that close together. Is Dollarama the new Shoppers or Starbucks?

There's one at Bank and Hunt Club, and they just opened another one off Daze a block north last year. They're popping up everywhere.

People are addicted to consuming cheap Made in China junk that ends up in a landfill within a year. I avoid that crap like the plague.

According to new documents on Dev app this proposal is for a 8 storey boutique hotel (ALoft Hotel) with 121 long term stay furnished suites - of the 121 suites, it is proposed to have 54 available sold on a time share basis by establishing a condominium structure on floors 5 thru 8

The proposed development has been updated, and is now an 8-storey boutique hotel with 121 suites designed for short to long-term stays with a mix of bachelor, one bedroom and two-bedroom unit types. All units will have kitchen facilities ranging from a small kitchenette to full kitchens. The hotel lobby, administration offices and back of house service areas are found on the ground floor. In addition, there is a cafeteria with seating areas for guests as well as approximately 120 square metres of leasable commercial space with a direct entrance from King Edward Avenue.

As an investment option to support the costs of construction, 54 of the suites located on Floors 5 thru 8, will be offered for sale as fully furnished units through a plan of condominium. These units would be slightly larger and include full kitchen facilities. The units would be managed by the hotel operator along with the standard hotel suites located on Floors 2 thru 4 but would be used for longer stays. The application for condominium would be filed following site plan approval and finalized once construction of the hotel was complete to facilitate the as-built survey required to identify the units and common areas.

The main entrance to the hotel will be located at the corner of King Edward and Clarence. The site has its primary vehicular access from Clarence Street with a secondary access for service vehicles off Murray Street. This secondary access will be gated unless in use. The ramped access from Clarence Street takes guests to a three-level underground garage containing 87 parking spaces. The access to the garage has been designed to minimize noise and vehicle light impacts on the adjacent residential property and will have an automated garage door.

Was it ever resolved what happened to the hotel across the street (IE is it still a hotel, were they housing the unhoused, how are things going despite the environment, etc.)?

It's still a hotel, you can book it right now. It gets nearly decent reviews on Google and the booking sites, except most people detract a couple of points because of the location.

While I welcome this new building I am surprised to see a 'Boutique Hotel' with 'Shelter Views'. If they made it a few stories taller there would at least be epic views of the market and Parliament.

I honestly wonder if this will become a sort of alt tourist attraction. It will have one of the most interesting views of any hotel in Canada.

This is actually surprisingly nice for the area. Mostly brick with a good street-level design that slowly descends in height to more of the 2/3 story residential homes in the area. It would be great to see more mid/high-rise buildings going down King Edward but given the large low-income/homeless population in the area, it might be a hard sell for a lot of people.
