Excellent location. Easy walk to the rest of the Rice Village. Part I, a midrise, is now open with a ton of eateries on the first floor. Love how they made wide patios/sidewalks on the Morningside St. side. Reminds me a bit of the sidewalk scene's in my old stomping grounds in Boston. Haven't tried the Italian/Pizza joint, but it's been crowded on my nightly walks.

It has always been tough to find parking in that neighborhood, though. I don't expect the traffic to be any easier to move around in.
