My favorite Wendy's in DC at "Dave Thomas Circle" is being seized and that will be a sad day:

Edit: The site is to the left of this building. You can see there is no McDonalds in 1971.

I was wondering if that Mc Donalds was originally 1950s + architecture or just built like that because it was on Broad.

Does anyone know when this Mc Donalds was built?

Great news! I walk passed these lots daily and always wondered why they just sat. These aren't far at all from the chaos going on at 2nd and Girard/Piazza. Now we just need something at that huge lot at 3rd and Girard

It is part of the McDonald's company their stand alone franchises are only built on land the company owns. this way if a franchise owner doesn't adhere to following corporation policies, McDonald's can come in and force them out because they are renting the property. McDonald owns the building that sit on the properties and they own the land, and pass the construction cost on to the franchisee running the restaurant. Owning the land is a cornerstone in how the company really got started and blew up to where is today. sucks that the dude took those two brothers last name and they ended up with nothing to show for it.

this is from the company website when it pertains to owning a franchise,

The site selection process is separate from our franchisee selection process. We make the decision to develop a location because we believe it will be a success. McDonald’s manages all the site evaluation, acquires the property and constructs the building. After making the decision to develop a site, McDonald’s awards the franchise to the most qualified candidate. If you have a piece of property that you are interested in selling, please contact us at this link.

McDonald's owns the property their buildings sit upon. this has been a staple of McDonald's since the late 1950's. so unless the building at broad and Carpenter was build before 1957, McDonald's owns the land.

McDonalds owns a little piece of the parking lot, 912 S. Broad St:

https://atlas.phila.gov/912%20S%20BROAD%20ST/property

…but does not own 914-24 S. Broad, where the building itself sits:

https://atlas.phila.gov/914-24%20S%2...%20ST/property

At least according to public records. EDIT: It appears there's a ground lease for 914-24 S. Broad St, with McDonalds as the tenant, expiring this April: http://epay.phila-records.com/philly...t=DOCC50203212

I think Atlas/public records may not be totally accurate franchised fast food restaurants. I personally know the owner of the land/building where another fast food restaurant in Philly is located, and when I look up the land on Atlas, they're not listed as the owner - the franchisee is. I don't have a clue why this is (or whether its a city problem, something that happens everywhere, or just an accident in a few places), but I suspect it has something to do with how franchises work.

I believe this might be the rare case where McDs is leasing the land. This parcel was last sold in 1973 and the McDs didn't open until 2001.

I'm sure it is. I linked the deed document with the lease in my earlier comment, so it's hard to say otherwise.
