It is part of the McDonald's company their stand alone franchises are only built on land the company owns. this way if a franchise owner doesn't adhere to following corporation policies, McDonald's can come in and force them out because they are renting the property. McDonald owns the building that sit on the properties and they own the land, and pass the construction cost on to the franchisee running the restaurant. Owning the land is a cornerstone in how the company really got started and blew up to where is today. sucks that the dude took those two brothers last name and they ended up with nothing to show for it.

McDonald's owns the property their buildings sit upon. this has been a staple of McDonald's since the late 1950's. so unless the building at broad and Carpenter was build before 1957, McDonald's owns the land.
