Most people seem to think it's better as the panels are pre-made, and designed to be replaced if there are issues but I'm not enough of an expert to say.

Mark is going up quick at this point, seems to be a floor every week or so? Aura II is also beginning the tower portion, I think they were 1 or 2 floors above the podium.

What a difference 1 year will make when both of these are done and the 8th Street redesign has begun in earnest.

Pretty much. I don't know the exact make up of EIFS panels, but my understanding is that it's pretty similar to stucco. It's an acrylic stucco coat on a panel, but the panel also has insulation in it as well. I don't know much about the panels themselves, but I do know that they look good, and supposedly the newer stuff is much better for moisture and water drainage.

EIFS typically uses acrylic stucco, and they can be pre-manufactured panels, or spray applied. Qualex likes the manufactured route as they can be making the panels in a factory and just hoist them into place when the site is ready.

EIFS stands for Exterior Insulation Finish System and doesn't have to be stucco, but that's all I've seen them use. The benefit of an EIFS system is that you get a consistent R value on the wall as opposed to batt insulation in the stud space, where the studs can act as a thermal bridge and lower your effective R value significantly. A good example would be on a house with R20 batt insulation. The mass of the studs will lower that effective R value to be about 14 instead of 20, whereas EIFS is uninterrupted so you get R20.
