This is a small site, and if the existing property is an indication, this will definitely be in high rise territory, AND... it has the potential to be Flushings new tallest I feel. We shall see and if anything comes up, will update appropriately.

Phoenix Realty Group and Artimus have executed a ground lease for a Jamaica, Queens property at 147-07 94th Avenue for an initial term of 52 years, according to CPEX Real Estate’s Sean Kelly. The deal includes two 24-year extension options, said Kelly, who represented the landlord along with colleague Brian Leary, and found the ground tenants.

The ground tenants are paying $4 per buildable per square foot on a property the city valued at $34 million. “The $34 million is the NPV [or net present value] of these lease payments for the initial term,” Kelly explained, not what the company is actually paying today. While he declined to cite the exact sum, he noted that the base floor area ratio, or FAR, is 315,000 square feet, but they could erect a structure up to 400,000 square feet.

As of now, Phonenix and Artimus are planning to tear down the existing structure and erect a mixed-use building at the max FAR . There will be a mix of market-rate and affordable housing plus retail.

Just want to say thanks for all of the contributors and also for reaching 200k + views on this directory.

I hope its helped those who like NYC and the tri state area with regards to developments.

Feedback is always welcomed in regards of the format.

Question to readers/members is... is there anything you would like to see incorporated?


For example:

1) A focus on zoning?
2) Transit updates?
3) GIS Maps?
4) Before and after comparisons?

Any suggestions or comments are appreciated as I'm always open to new ideas. I've kinda incorporated in some posts parts (3) and (4), but if you want to see more, let me know.

For now the goal was as a directory focusing on 12 floors/100 ft + towers (proposal updates, new projects, contruction updates, ect) but new ideas are welcomed.

The buildings will range from roughly 10 to 15 stories. All of the residential units will be designated as affordable housing. Architecture firms Body Lawson Associates and WXY are designing the project. It will be built in phases and is expected to be complete by 2024.
