It reminds me of Toren in Brooklyn.

University City is blowing my mind right now. I never thought it would have its own skyline. Can't wait to see more of this kind of development.

Restaurants lined up at new University City apartment building.

Quote:
The developer of 3601 Market St. in the University City neighborhood of Philadelphia has leased 10,312 square feet of retail space at the apartment building.

One nearly 3,000-square-foot space remains to be filled.

The tenants are: Herban Quality Eats, a fast-casual restaurant that focuses on fresh ingredients; Danlu, an Asian-influenced bar and restaurant; Jimmy John’s, a sandwich shop; Schmear It, a bagel sandwich eatery; PWS, a local pizzeria; and Dunkin Donuts. CVA Commercial Group was involved in the Dunkin Donuts lease while MSC Retail oversaw the Herban Eats deal.

of course there has to be a dunkin donuts... If philly loves cheap coffee and donuts so much why can't we make an actual decent (healthy) chain of our own?

Disappoint with deviations from renders!

Guess I won't get excited when Southern Land releases a render for 1911 Walnut.

I know I'm not the only one who gets disappointment with deviations from renders, but this is really disappointing. It went from new and now to sterile and last decade. Just look at the first page and last page.

And if you say, "But construction costs..," "But material availability..," "But they always change..," you will just be giving weight to my first sentence.

??? I think it looks better than the renders. It's also not finished yet, there's going to be some type of facade going over the parking portion.

While I agree with you that it disappointingly doesn't look like the renderings on page one, if you look at the rendering in the icon or some of the renderings if you google the building, you can see that they clearly updated the renderings at some point, and what is being built appears to be spot on to those renderings.

Can we at least wait until it's fully skinned before lambasting?

Yeah, I don't see a huge difference. Some details of the finished product are still missing (i.e. facade on the ground floor), but will probably be added in once this gets close to completion. The two main differences that I can see:

1) The parking garage did not appear in the rendering on page 1. I agree that it is a garish and unfortunate addition to the building, but I don't think it ruins it.

2) The glass in the rendering is unrealistically clear. This may look nice in a rendering but I doubt many people want to live in a building with wall to wall clear windows and absolutely zero privacy. If they did end up keeping that level of transparency, it would soon be mucked up with clashing curtain styles in each unit. The reflective glass we're seeing in the final product is a better option.

On the whole I like how this one turned out. University City has been on a roll with consistently decent to outstanding architecture.

Find it hard to believe there's been no interest in removing those power lines....
