Tall Tower May Be Coming to Seaport After Air Rights Transfer

The City Planning Commission has just approved the transfer of thousands of square feet of air rights from an adjacent lot to 80 South Street, a tipster has revealed to Curbed. Since the lots were acquired by the U.S. subsidiary of the Chinese investment company China Oceanwide Holdings in August 2015, 426,940 square feet of air rights have been transferred to the lot. Early rumors surrounding the site speculated that the developer was planning a supertall tower. While no plans have been filed with the Department of Buildings, it looks like at least something is up.
The transfer could lead to the construction of a building spanning 1,067,350 square feet, according to the documents submitted by 80 South Street LLC to the City Planning Commission.
China Oceanwide Holdings acquired the property at 80 South Street along with another site at 163 Front Street for $390 million in August last year from the Howard Hughes Corporation.
At that time plans for the site called for the construction of a 820,000 square foot tower with 440,000 square feet of residential space.
Will be 964 ft. This means two near-supertalls are going up in Long Island City. This will seriously bulk up the Queens side of the East River.
I don't know what it is, but I really like this skyscraper. Nice work! Love the renderings and can't wait for this one to break ground and start to rise.

Sorry guys, I'm still confused with this one. ..Are Hudson Spire (435 10th Avenue) and
the Spiral (509 W. 34th) the same project? Both are listed here in different locations, one proposed the other a vision.
We've known about the Spiral for some time now. I'm hoping it's what they're calling the "Hudson Speyer" and not Hudson Spire.

This is the Tishman Speyer office site in Hudson Yards.
I don't know what "Hudson Speyer" is. Hudson Spire was just a name given to a development site by the sales brokers when it went for sale. It was a vision of what you could do with one of these HY sites. But Tishman Speyer builds office, not residential, so no chance of getting super-skinny spire on this site
Groundwork Begins at Downtown Supertall 45 Broad Street
