Hints Of Houston's Next Skyscraper

Quote:
A new skyscraper in Downtown Houston may start construction next year. Cushman & Wakefield Texas Executive Vice Chairman Tim Relyea, one of Houston's top office brokers, hinted at the project on Bisnow's office panel at Wednesday's Future of Downtown event.

"There will be a new building built, believe it or not, in Downtown Houston, that I would say will start construction by the end of next year," Relyea said. Exactly where and who would be developing the project was not discussed, but Relyea did offer a few design details. The building will be a glass curtain-wall structure and include underfloor HVAC and 10-foot ceilings, both features of Hines's 609 Main. But Relyea said the new project will go a step beyond that.

"This building will a higher amenity base than what is in the highest amenitized buildings today," Relyea said.

But does a new skyscraper makes sense for Downtown Houston? Relyea pointed to the market's flight to quality. In a down market, office tenants are trading up. Major corporations and law firms are still seeking the highest-quality product. He does not see that changing anytime soon. "BG Place proved it, 609 proved it, Skanska will prove it," Relyea said.

Parking garage at 710 Preston St. (block 42) will be demolished for a 46-story residential high-rise by Hines and Martin Fein. A subdivision plat has been filed for the site and the former Houston Chronicle block(block 58) where Hines plans to build an office tower.

@CBREguy:

When I saw the Block 58 material, they had renderings of the Residential project and it appeared to be as tall if not a couple floors taller than Market Square Tower with a lot of glass. Still subject to change, but this was back in January.
Quote:
Right so for background, I was able to review Hines Block 58 Marketing book that highlighted all on their new office project (Block 58) in great detail. On a few of the pages where they showed the impact on the skyline from different vantage points, they showed the proposed high rise on Block 42. The proposed high rise was clearly residential and looked to be as tall if not a few floors taller than Market Square Tower, with nearly all glass facing Market Square park. I have no knowledge of the project outside of these renderings - but the impact on the northern portion of our skyline was immense. Hopefully the filing of these plats are a good sign.

@REDev89:

The block 42 highrise is all residential and currently at 46 stories. This would take half the block (old HC parking garage).

correct. block 58 could have a mixed use component but office for certain.

hines is incredibly active in houston right now

Hines Block 58 office tower comes in at 48 floors; with a tenant reportedly close to signing a lease.

HOUSTON - (Realty News Report) - Houston's next skyscraper - expected to be a 48-story, 1 million-SF tower - is quickly moving toward a construction start with the anticipated signing of an anchor tenant in the offing, Realty News Report has learned.

Hines will develop the tower on the site of the former Houston Chronicle building, which was demolished and is now a surface parking lot. The site, known as Block 58, is bounded by Texas Avenue, Travis, Milam and Prairie.

The Vinson & Elkins law firm is expected to sign a lease soon for approximately 250,000 SF, which is enough to accelerate the timetable for development. Vinson & Elkins' current lease in the 1001 Fannin building, formerly known as First City Tower, expires in 2021 and construction work needs to start soon to meet the law firm's deadline. No formal lease announcement has been made, but people in the real estate community say it appears to be close to a done deal.

The new Hines building is designed to be 36 stories of office space stacked atop a 12-level podium with street-level restaurants, a hospitable lobby, a fitness center and a parking garage with landscaped terraces. The building is expected to feature a distinctive crown to mark this new addition to the Houston skyline by the international development firm founded by master developer Gerald D. Hines in 1957.

From the article on the office tower ...

"The building is expected to feature a distinctive crown."

This tower should be pushing 700 feet. You can figure a 36-story office tower can be upwards of 550 feet. Then you have to add about 100 feet or so for the parking garage. So 650 feet. And however tall the crown is. It should be around 700 feet.

If it's only 700', there's still 300' of Chase poking out from the top.
