So nice to see new retail going in DT, hopefully they will be supported so more empty store fronts fill up. I noticed the Sunrise Bakery sign is now up, I was worried that maybe the deal fell through, but I guess it's still on.

They must have decided to keep the property and go with a different model. It looks very nice at least, and adds more class to an Ouellette Ave. that needs it badly.

Can't link to the article because it's behind a paywall, but the replacement for the Detroit-Windsor railway tunnel is on hold. Backers say the business case doesn't exist.

So the announcement for the location of the new mega hostpital was leaked today. The new mega hospital will be located at County Rd 42 & Concession 9, adjacent the airport.

A few things that stood out from the article.

Sale of a bunch of buildings on Chatham Street W

The rumour mill is turning with the sale of a bunch of buildings on Chatham street West where many buildings have struggled over the last decade.

Updated: The Loop Complex – which was seen being emptied of its contents yesterday and today – and associated businesses have been sold, according to Sam Katzman, manager of the Loop Complex and Alley Katz.

The Chatham Street Grill, the City Beer Market and the Pour House are other Chatham Street properties which have been alleged to have also been sold as part of a packaged deal.

“We closed today at 5 p.m.,” said Katzman when asked when the business was closed and when sale was completed. “Today at 4:58 p.m. [the sale was completed] … quick, quick process, didn’t take long. Very quick purchase.”

The purchase ran in the sum of “millions of dollars” and was made by a Torontonian who “believes in Windsor and downtown Windsor.”

“I can’t comment, all I know is that a gentleman form Toronto purchased the Loop,” said Katzman. “I don’t know what his intentions with it are … he’s really high on downtown Windsor. He started coming here for leisure purposes and fell in love with the city.”

The new owner brought two architects and a builder with him this afternoon to complete the sale.

“I’m not sure what his plans are but I know he wants to do something great with the space.”

The Loop, Beercade, Pawn Shop Ballroom and Coach and Horses have all been effectively shut down for the time being and their fate is uncertain.

“The business is closed now. He [the new owner] owns the business and he owns the property.”

In a message to the Loop Staff Page by manager Renaldo Agostino posted at 5:17pm Thursday, Agostino explained on behalf of himself and Katzman the building was sold to another group.

“Hi Everyone! On behalf of Sam and his family and myself we want to thank you for all your wonderful contributions and friendships over the last twelve months. The Loop has been a tremendous experience for all of us involved. Today the Loop was sold to another group. We will all be meeting tonight…to discuss and have some drinks and pizza. This weekends events have been moved to other locations (Friday BBR – Sunday Leopards). We look forward to seeing you tonight! If you can’t make it and want to discuss we will gladly accept your calls tomorrow. Thank you! Renaldo”

Employees were caught off-guard by the surprise announcement.

“I literally don’t know anything about it yet,” said one employee who wished to remain anonymous. “[I] was just informed a few hours ago about it in a private Facebook group message.”

Multiple sources state the collection of buildings were sold in one sale which was executed in a 24 hour period.

The owner of a property at the corner of Riverside Drive E. and Marentette has applied for help under the city's Brownfield Redevelopment Community Improvement Plan.

A brownfield site is one that may be contaminated because of previous industrial use commercial use.

In this case, the land has been vacant since 1990 but was home to a gas station for 60 years before that.

Ward 4 Councillor Chris Holt says "it'll be nice to see it cleaned up and back in use. What we've done as a municipality is bring in a community improvement plan that helps landowners take care of these properties. Because it doesn't do this city any good to have all these parcels of land sit and do nothing."

If the site is developed to its full potential, city administration estimates the redevelopment property value assessment to be approximately $8-million.

Perfect place for a highrise condo. Vacancy rates are falling to the point where we should probably start seeing some new residential highrises.

Yep, vacancy rates are falling, more people have jobs, home values are quickly rising and investors from out of town are taking notice, so all of this should translate into more residential development in the future, especially in the old, urban neighbourhoods in the city.

Also as Walkerville continues to gentrify, areas between it and DT will become more attractive and could be the next areas of the city to gentrify, as well as Olde Sandwich Towne and the area between DT and the University.

The DT and riverfront should also finally see some highrise residential in the near future if things continue as they are, it's just a matter of time before people start to embrace living in the city again. I hear the lofts in Walkerville are seeing lots of new interest lately after slumping for so many years. There is hope!

Regarding the area between downtown and the university...it looks like University Avenue will be completely redone in 2018. The city has set aside at least $5M to do it. Will be interesting to see what they come up with.

The project is expected to include a pharmacy and medical centre with 10 family doctors providing primary care services. Developer Van Niforos also plans to open a restaurant on site. It would be a second location for his Penalty Box restaurant.

The Paul Martin building is finally being restored.

Loop renovation given a go.

So whatever went on behind the scenes with the Mayor and Mr. Tam apparently everything has been ironed out and he is set to begin his renovations of the former Loop complex.

My favourite part of all?? Originally he said he was going with stucco, but now it seems he's going with reclaimed brick which is a much better fit for the building.

After an on-again, off-again relationship with city hall, Chatham Street champion Henry Tam is definitely on again.

Following a positive meeting Tuesday with city officials, the Toronto-based developer said he’s now fully onboard with making Chatham Street thrive once more.

And maybe a lot more of downtown, too.

“We’re buying up the whole town,” a visibly encouraged Tam said. “I’m feeling good. Absolutely the best.”

Tam said he’s interested in buying and developing even more city-core buildings, but “for Windsor prices, not Toronto prices.”

“Anybody who wants to sell their old buildings, talk to us,” said Tam, who has made successful investments in places like P.E.I. and Edmonton in the past. “Chatham Street will turn around.”

His Re/Max real estate agent Jim Williams sees good things ahead, courtesy of someone willing to put both money and style back into Chatham Street — once an area that was bustling with restaurants and bars.

“We’re blessed to have Henry,” said Williams, a Windsor real estate agent for 40-plus years. “He has the wherewithal and the gumption to come forward and put his money up and start to make it all happen. So he’ll be a catalyst for the renaissance of downtown.”

Williams said he will start looking for tenants, retail and residential, for Tam’s properties.

Tam has bought the former Loop, Pour House and Plunkett’s buildings. The anchor of his development plans, however, is 156 Chatham Street West, built in 1912 as the Universal Car Agency. He intends to jazz up the exterior with reclaimed brick, provide some garage doors to open onto the street, and use the first floor for The Market food court, possibly with national brands.

The second floor, however, will turn into 12 modern apartments, with air conditioning and, a rarity for downtown, two bedrooms apiece with their own ensuite bathrooms. In fact, he will create a total of 26 upscale apartments in his three buildings, for estimated monthly rental rates of between $1,200 and $1,500 per unit.

Tam bought the three Chatham Street buildings last summer for between $1 million and $2 million each, but never proceeded with his rejuvenation plans because he couldn’t get proper city approval. City hall officials say the problem was they had two sets of drawings from different architects and didn’t know which one to use.

But that was all sorted out Tuesday. Tam is using David Pistagnesi with Baird Architecture and Engineering, and shooting for a stylish, mostly residential transformation of his adopted street.

“Everything went very smooth,” Tam said about the city hall meeting. “They supported us 100 per cent.”

Tam hopes to start interior demolition within a week and exterior work within three, when proper permits come through. He hopes to complete his renovations within four months, if all goes well.

“We’re really excited about his rendering, which is an appropriate restoration of that heritage building,” city planner Thom Hunt said. “We’ve often said that to get the foot traffic downtown and to animate the street life you need residences. So his plan adds to that.”

Chatham history

The building at 156 Chatham St. started life in 1912 as the Universal Car Agency, a showroom for Ford, Russell and Cadillac models, as well as a service garage. In 1924 it became Baum and Brody Furniture. More recently, the building has served as a succession of entertainment venues, including the Fish Market, Coach & Horses, The Loop, and Pogo’s.
