Land sale finalized for massive luxury apartment complex at Dinosaur Crossing

ST. GEORGE — The St. George office of Cushman & Wakefield | Commerce has brokered the sale of 11.37 acres of land in St. George for the development of the Grayhawk Apartments at River’s Edge, which, with 244 units, will be one of the largest apartment complexes in the St. George area.

The Grayhawk Apartments will be part of the Dinosaur Crossing development adjacent to the Mall Drive Bridge, near Smith’s Marketplace and the Dinosaur Discovery Site.

Travis Parry, Tom Callister and Andrew Sorensen, of Cushman & Wakefield | Commerce, represented the buyer and developer of Grayhawk Apartments, Bach Homes. The seller was Wadman Corporation, the developer of Dinosaur Crossing.

Perry, senior director with the Cushman & Wakefield | Commerce St. George office, said:

Bach Homes developed a luxury apartment complex in St. George called The Falls at Mesa Point. Building on the success of The Falls at Mesa Point, they wanted to expand with an additional development in the area. We helped them identify a site for this beautiful new development. With its location near the river walk and a close proximity to schools, the university, shopping and additional commercial developments, Dinosaur Crossing was our prime candidate.

Grayhawk Apartments at River’s Edge will consist of 244 units in 12 apartment buildings, two of which will contain elevators. The property will also consist of a state-of-the-art clubhouse that will house the leasing and management offices, a billiard room, steam room, sauna room, tanning room, 24-hour fitness center and an indoor kids’ playroom.

Additionally, the Grayhawk Apartments will a resort-style swimming pool, splash pad and hot tub. There will be a playground, covered fireplace pavilion, four gazebos and barbecues in the pool area. The project will also provide 46 garages and several covered carports.



“The demand for rental apartments is at an all-time high (in Washington County),” Shon Rindlisbacher, an owner of Bach Homes, said.

Construction is scheduled to commence toward the end of 2015.

Bach Homes is excited to bring a luxury apartment community to the St. George area that will cater to the needs and wants of the community, according to a press release.

“The team at Cushman & Wakefield | Commerce overcame the challenges of site selection and found us the perfect location to build out the Grayhawk Apartments at River’s Edge project. The site will enable our high-end amenities and architectural designs to fit naturally with the area,” a representative of Bach Homes said.[/CENTER]

..."We had a good 2015. That's right. Numbers are up again and everything is looking good," said Rich Stehmeier, manager of St. George Regional Airport.

Stehmeier says roughly 174,000 passengers used the airport last year, which is a 9 to 10 percent increase from the year before, also a record year.

"The big thing is our Denver service. Obviously, that opened up additional traffic, and then, this past March, we started the second flight to Denver," said Stehmeier.

United Airlines handles flights to Denver, while Delta goes to Salt Lake City.

Both airlines use SkyWest Airlines based out of St. George as the carrier.

Numbers were so good this past year, flights to new destinations out of St. George are becoming a possibility.

"Our two biggest markets we'd like to get into are Phoenix and Los Angeles," said Stehmeier. "There is a big market between Utah and Arizona with families and businesses. Los Angeles, we went there in the past, but the flight was at a bad time of day. With a better time, that would attract business workers and our retired population would use it to go to cruise terminals. That's a big market."

The new St. George airport moved from the top of the bluff in the center of town to a location southeast of the city.

A new parkway recently opened, connecting the airport to Washington and Hurricane.

Plus, since 2010, Stehmeier says passenger traffic in and out of the airport is up 60 percent.

With those numbers, he thinks Phoenix and Los Angeles are real possibilities.

"We're working with the airlines, and I think, yeah, in the not too distant future, it'll happen," said Stehmeier.

ST. GEORGE — Proposing a design that combines the amenities of home with a sense of community and the energy of student life, Layton Construction and Method Studio Architects have been chosen to build the new student housing complex on the Dixie State University campus, as announced on Friday.

The facility will be located on the northeast corner of campus along 100 South, immediately west of current student housing. Nisson Towers, built in 1968, was the last student-housing complex added to the campus and will stay open after the new complex is complete.

Method Studio has in-depth experience with student housing and has teamed up with Layton Construction on eight projects. The nearly 90,000-square foot housing complex will be home to 350 students when it opens in August 2016...

Utah's Second Medical School Slated For Construction

"The school will be located on the northeast corner of the intersection of Center Street and 200 East in Ivins, on a 30-acre parcel of land that surrounds the Southern Utah Veterans Home.

Rocky Vista has set an aggressive schedule for opening, Hart said, starting with accreditation hearings set for December in Chicago.
Construction on the 100,000-square-foot medical school is set to begin in February or March of 2016, and the first students will start classes in August 2017.
Rocky Vista will have 125 to 150 students in its first class, with the same number expected the following year. A total of up to 300 students at a time will be in training at the school."

...The Rocky Vista University College of Osteopathic Medicine-Southern Utah branch is expected to open and be accepting students by August 2017.

Plans for the project, which had been kept under wraps by city officials due to a nondisclosure agreement, were presented in a special joint session of the Ivins City Council and Planning Commission Tuesday, Mayor Chris Hart said.

Several representatives from Rocky Vista University provided information at the meeting, including Tim Anderson of the St. George office of the law firm of Jones Waldo. Anderson has been representing Rocky Vista in their search for a site for the new medical school branch.

This is a great opportunity

“From a local perspective, this is one of the most, probably, profound opportunities in terms of higher education for Southern Utah that’s ever come to us,” Anderson said, “so this is a great opportunity.”

The new school will improve prospects for recruiting students to Southern Utah University and Dixie State University, Anderson said. It will also have a profound effect on students high school age and younger throughout southwestern Utah...

Architecture students create studio building in rural Utah using recycled materials

A daily nonstop flight to Phoenix (PHX) begins this November from the St. George Regional Airport. It'll be on American Airlines which will be operated by SkyWest.

The St. George area is back among national top-10 lists for population growth, ranking 6th among all metro areas in the country according to new estimates released Thursday by the U.S. Census Bureau.

The St. George metro area, which includes most of Washington County, was calculated at 160,245 for July of 2016, an increase of 4,795 from the estimate a year earlier.

That equates to a 3.1 percent annual growth rate, the fastest rate in Utah and sixth-fastest in the country.

If the figures are correct, the area would have added about 22,000 people since the last official census count in 2010...

Downtown St. George Apartments & Boutique Hotel - City View Project by PEG Development

The development will take up the majority of the block between Main Street, St. George Boulevard, 100 West Street and Tabernacle Street.

A four-story, 60-room boutique hotel is slated to go on the corner of Main Street and St. George Boulevard. Sitting on the west side of the hotel will be a four-story, mixed-use building with commercial space on the bottom and residential apartments on the top floor. A third building – a three-story, mixed-use complex – will face Tabernacle Street.



The project consists of a 60-room boutique hotel and two other complexes that will provide a total of 110 residential units set atop 10,000 square feet of retail space.

Wow, I can't believe how much St. George has rebounded since the recession. Still don't know where people there find careers, I guess it's mostly educators and health care professionals...

I love the new downtown apartments and boutique hotel. Perfect place for it too on the corner of Main Street and StG Blvd. St. George is definitely becoming more progressive than Utah County, if it isn't already.

Agree Deek. Towns like American Fork, and Lehi need to take some examples from St. George and its developing old town core. American Fork talks a lot, but its actual progress is mind numbing when it comes to its core on State.
