I've never seen a picture of Windsor from this vantage point. Some of the buildings downtown are cropped out of this photo (casino towers for example) along with most of Detroit. It shows the WFCU Centre in the foreground with downtown and the Ambassador Bridge in the distance.

University Ave badly needs a makeover. It's too wide and two of those lanes could be replaced with a boulevard.

The city is doing a great job beautifying the other major streets around town and I know that's always been a priority for Francis and city council. Hopefully this street is tackled soon.

I agree, University Ave. could really flourish if a boulevard was put in, with bike lanes and street scaping, especially considering it connects the new downtown university campus with the main campus. Transit Windsor also needs to have a plan to move students quickly between the two campuses as well.

i know this is an old post, but i would just like to add, Removing a lane would only increase congestion slightly, but it could delay buses and it already takes a little while for a bus to get from downtown to the university's main campus. Removing the on street parking and adding bus lanes could be another solution, but i feel it is beneficial to the businesses on the street. Maybe a solution is to create a combination bike a bus lane along the corridor and have a slightly narrower boulevard. It works in other cities, why not Windsor?

The Windsor waterfront is sadly lacking in high-rises. So many underused or vacant lots that could be developed.

I was giving a work colleague a ride back to his place downtown and he told me about a time he had visitors who marvelled at the Windsor skyline. Him: "Yeah, that's Detroit."

Yup, but that's because the city was built on an auto industry that has pretty much pulled out of Windsor. Property values in Windsor are low enough that people would rather have a home than a condo. You can drive anywhere in the city in about 20 minutes and we've also had some of the highest, if not the highest average unemployment in the country for a decade.

So don't expect much popping up in Windsor any time soon. Currently we are a lost city trying to bring jobs back to the city and find a new identity. We haven't climbed out of our economic depression.

Secondly I might add, development fees are too high in the city as opposed to nearby towns, so development has been poached by/to those communities and watered down as sprawl.

There has also been issues of lot consolidation, there are too many owners of small lots. Downtown we have an ENTIRE BLOCK that has been demod and sat as green field for a decade, sad really.

The city only permits highrise development in certain areas along the riverfront because they don't want a "wall of highrises" along the river.

That said, it has been about 7 years since we've seen any new highrise built on the water. The market just hasn't been there.
