M&T Bank (MTB) led the $425 million loan for the planned 69-story development known as The Orchard, while U.S. Bank and Bank of China (BACHF) were co-joint lead arrangers on the deal, according to Greystone Capital Advisors, which arranged the transaction. Israel Discount Bank, City National Bank and Bank Hapoalim (BKHYY) also contributed to the loan.

Greystone Capital Advisors’ Drew Fletcher, Paul Fried and Bryan Grover arranged the financing.

“Despite the challenging market, this significant financing demonstrates that there is still strong lender appetite for high-quality multifamily projects, especially with an affordable component,” Fletcher, president of Greystone, said in a statement. “The Orchard will transform the Long Island City skyline while also providing desperately needed affordable housing for the neighborhood.”

Located at 42-02 Orchard Street, The Orchard will include 824 apartments, 207 parking spaces and 13,000 square feet of above-grade retail space. The property’s amenities will feature a 24-hour attended lobby, a fitness center, indoor and outdoor swimming pools, a spa, a children’s playroom, a game room and movie screening rooms. It will also have an outdoor landscaped roof deck with features that include a pickleball court, running track, barbeque area and dog park.

When completed around 2026, the property will be one of the latest multifamily developments eligible to receive a 35-year real estate tax exemption under the recently expired 421a Affordable New York Housing Program, which requires 30 percent of the units be set aside for households earning at or below 130 percent of the area median income, according to Greystone.

I don't like the roof treatment at all, and can do without the balconies. But it looks like it won't be another blue glass building, so that's something.

Could queens ever have a supertall or do FAA flight paths forbid this?

Kind of a bland design but it's not too bad and the height is nice.

At least it’s not another blue box. That helps. But Queens needs something with some setbacks, a more distinctive form or crown. No reason that can’t be done, but it’s apparently asking for a lot.

As far as suprtalls go, the City had the FAA do a study on supertalls in the LIC area in consideration for a rezoning. The result was the FAA limiting heights to around 800 ft. A later proposal also had to be reduced in height.

If they light up the fencing near the top, it could look nice at night. Most of the other new towers in LIC - Sven, Skyline, etc. - have a lighted crown or feature like that. It would be nice if The Orchard joined the party.

As the tallest in Queens, it needs to be better. That crap on the top should be hidden.

LIC really needs a punch of dramatic style. This building is phoned in. Impressive by shear height but little else. Boring. I don't understand why so many developers are totally fine with banality. How much extra really would it cost to incorporate an interesting crown or something avant garde?

Most of them are rental towers and most of those have significant numbers of affordable units. I'd love a couple of high-quality facades to liven things up. Unfortunately, I don't see that happening soon.

Recently heard someone post that Downtown Brooklyn had a decent skyline after all the recent development and could compete with many North American skylines. I would say that if one took all the clusters around Manhattan and combined them you would have a very good not great skyline. LIC, DT Brooklyn and Jersey City.

LIC alone will soon have more skyscrapers taller than 500+ ft. than a city like Charlotte, NC. It doesn't take much to assemble a bunch of towers and have a top-10 skyline in North America.

It really does need a signature tower, especially now that so many of the tallest towers there are of similar height. Add lack of interesting design, and it falls flat. I'm glad that the density there is intensifying.

I remember when the green building was Citigroup or whatever, and stood completely by itself. NYC's recent boom has been truly mindboggling!
