I'm frustrated that we've seen all these beautiful renderings of a dozen proposals that didn't move forward, but we've only seen a black and white elevation drawing for the actual building.

I'm getting impatient waiting for full renderings that show multiple angles and give a better sense of how it will look in relation to its surroundings. It could look very different from other angles.

Looks a lot like the tower from the Brackenridge proposal. Same architect?

We have tons of renderings and elevations in the backup files for the 07/23 Design commission meeting:

Ugh fucking parking podiums suck so much. Especially since this is may be served by a light rail line in the not so distant future.

Obviously we all wish it was taller and skinnier, but I don't think it's half bad. It will have a significant presence downtown. There are a lot of boxy buildings going up, and this structure breaks it up. I don't think it looks as much like the new Indeed building as I originally thought.

Hoping that white line running down the middle is a lighted element.

I like it. The skyline presence is good, especially in the context of 600 Guadalupe going up directly behind it on the skyline. I like these "big guys" we're starting to get that take up whole blocks in really space occupying ways.

The prismatic elements here give it a nice structure, I don't think anyone is going to think it and Indeed look very similar at all.

Parking podiums are not the developer or the architects problem. They are the result of a complete failure on the part of local government to do anything about public transit in any kind of meaningful way over the last 40 years.

Once we have a real honest to god bikable/walkable city with dedicated bus lanes that hopefully turn into light rail we may start to see developers decide to cash in on more leasable office space or residential instead of parking podiums.

But right now an office building downtown without a parking garage is an unleasable building because there is no other reliable way for employees to get there.

The design isn't bad and my fears about it being another Block 71 have diminished. My only issue is it's height is awfully close to Block 185. At least break 600 feet...

WOW! I like it.

Not as great as the first one.

Any idea when they plan to get started?

Just curious, what are the commercial and residential vacancy rates in the downtown area now?

It has a lot of ground floor retail space.

Is this thing supposed to be an office building or a mixed use (office/residential) building?

It's all office according to the elevation in the Design Commission backup files. Well, half office/half parking with some retail on the ground floor. Also they're calling it a 37-story building, but as is typical with skyscrapers there is no 13th floor.

Thrilled it sits back from the park 60'....
Happy it's not a box. ( Or just a truncated box caused by the CVC!)
I'll take it!..... not that they asked! ;-)

It's looking pretty sweet.

There are 37 levels in this building (not 36). They did not count the ground floor as level 1. So, P14 is the 14th floor.

Ground Floor + 13 levels of parking + 8 floors "mid rise + 15 floors "high rise" = 37 floors. Looks like we need to change the header.

Sharp is the word that comes to mind. Like you'd cut yourself on this thing.

It's fantastic. We're spoiled. A little stumpy, maybe, from some angles.

Another hundred feet and I think this might be our best building.

Actually, what it reminds me of most is 609 main in Houston.

I’m actually pleasantly surprised with this. It’s massive but it doesn’t look bulky. They easily could have capped this one around 500 ft and not done a crown, so cheers to them for going that extra mile (or rather 80 feet haha). I think I might nickname this one “The shard” - I know there’s a building by that name in Paris. This one somewhat resembles that, although it’s more truncated. It still reminds me of a crystal that shoots out of a rock and I think if they light that vertical strip down the whole side of the building, this will look pretty stunning.

I have to say, the office market is clearly alive and well in Austin. We haven’t even talked about HQ2 recently, but there’s a lot of square footage being delivered here.

When I moved to Austin 6 years ago, I always thought of downtown as a place with state and municipal jobs, a little banking, but mostly considered the core to be more focused on residential and hotel programs - the idea that people lived downtown but worked in corporate tech campuses on “silicon hill”

Now, we’ve got a true financial district developing. Greenwater has Deloitte, CBRE, Facebook, and Google while Indeed has and will have an even bigger presence downtown. Think about all that is in the pipeline.

- Block 71 (Indeed)
- 300 Colorado (Parsley)
- 600 + Guadalupe
- The Republic
- 405 Colorado
- Block 185

These are all significant towers. All are pretty sleek glass ones too, so Austin is going to have a very professional and financial vibe pretty soon. Not a sleepy daytime city anymore.

I like this one also. And in regards to the parking podium, I think it blends into the contours of the building better than most. It's good to see something different that still fits well with the rest of the city. And...it's not 400 feet tall! (or 387 or 412 or 401 or 398)
