I agree with you but, I wish they stayed at the turner field. But something is different about this development...The Braves said they didn't have any money to put retail and give to give The stadium a little face lift....But where did they get 400 million from??? Plus the money from COBB COUNTY... This story doesn't sound right at all....

Georgia State University president eyes Turner Field

http://www.bizjournals.com/atlanta/m...l?iana=ind_cre

Quote:
Georgia State University’s president says while it’s a little early to make plans or offers for the soon-to-be-vacated Turner Field, he sees a lot of potential there for his school.

"There's a lot of land out there," GSU's Dr. Mark Becker said in an interview with Atlanta Business Chronicle broadcast partner WXIA-TV. "You could do a variety of things. You could see housing developing. Grant Park is not that far away. You might see some retail potentially in that area."

GSU now has more than 32,000 students and has an immediate need for student housing, reports WXIA’s Doug Richards. Turner Field's 55 acres has abundant room for that, he adds.

Carter, GSU propose $300M Turner Field redevelopment

http://www.bizjournals.com/atlanta/n...velopment.html

Quote:
Atlanta-based real estate developer Carter and Georgia State University on Wednesday teamed on a proposal for a $300 million redevelopment of the property around Turner Field for multiple uses, including football and baseball stadiums, retail, residential and student housing.

The redevelopment of the 77-acre site would be funded by public and private sources, the organizations said in a statement.

Carter’s preliminary proposal would include a 30,000-seat football stadium on the Turner Field site and a Georgia State baseball complex.

The baseball stadium would be designed in the former location of Atlanta-Fulton County Stadium and would incorporate the Hank Aaron wall.

Residential and student housing, retail businesses, green space and plazas also would be added to the property.
Conceptual Vision

they didnt make much of an effort to line up those aerial view renders of the site plan. probably just my OCD getting the better of me. these are obviously just rough mockups and not architectural blueprints or anything

in this first one the street grid on the left looks all jacked up..

this one the street grid closest to the highway interchange doesnt line up. the whole site should be shifted to the west a bit to make it accurate.

its going to be a very different experience going to a ball game here.. unfortunately im pretty certain all the restaurants and other retail in the complex are going to be really expensive.

What I just realized about the new Cobb Stadium is it finally "finishes" the circle of Cumberland Blvd. Now we just need some major infill development in Cumberland to make it more walkable, alive.

I noticed that Men's Warehouse in Cumberland just tore down their store and rebuilt it on half their land so they could sell the other half. Smart move. Probably worth millions.

I wouldn't worry about it. If there's one thing Smyrna is good at, it's restaurants, and builders of mixed-use are bringing more (they say that's the best seller in Smyrna) so you can drive 1-2 miles and have some great options. Head down Spring Rd and to market village, or to Atlanta Rd on I-285 to west village or ivy walk.

Atlantic Realty plans 600 apartments next to new Braves ballpark

Quote:
It’s not quite the makings of the next Wrigleyville, but the first residential project around the new Braves ballpark in the Cumberland Galleria area is already in the works.
Atlanta real estate company Atlantic Realty Partners recently paid $7.6 million for 8 acres next to the planned ballfield and mixed-use project, according to Cobb County records and Databank Inc. Atlantic Realty will develop more than 600 apartments. The first phase — a 5-story project with 320 units — would break ground this July and could wrap up by late 2015.

If I am not mistaken this is the third largest multi-family development proposed in Atlanta. (1) Being the 14th Street Proposal with 1200 Apartments, (2) Amli's 600+ apartments in Buckhead and (3) Atlantic Reality's 600 apartments in Cobb County. Truly astonishing.

Everything does not need to be a high rise.

I believe it does if we are ever to see any hope for the economics of mass transit to work for Cobb County.

Townhomes also add up quickly. Though it can't be all townhomes or the schools will suffer.

If you notice, the land in incorporated Smyrna right next to the new development is all townhomes (Crescent Park). The mix of those townhomes and the new condos and townhomes plus the retail is a good, healthy, mix in my opinion. Typically, you'd want to throw in some densely packed single-family homes as well that aren't townhomes, but that area is too dense for marketing single-family homes when there's more attractive areas for single family homes in Smyrna, Vinings, Buckhead and East Cobb, just nearby. Townhomes and luxury apartments and condos will do wonderfully there, and play nicely with the BRT.

Braves president drops new hints about stadium mixed-use development

http://www.bizjournals.com/atlanta/m...t-stadium.html

Quote:
Atlanta Braves President John Schuerholz has dropped a few more hints about what will go in the 1 million-square-foot mixed-use development next to the team’s planned $672 million stadium in Cobb County, reports Marietta Daily Journal.

In a lunchtime speech to about 300 people at Vinings Bank on Tuesday, Schuerholz mentioned a bowling alley and a movie theater, and he talked briefly about a previously mentioned entertainment venue as part of the $400 million development, the paper reports.

The Braves are in negotiations with two global players in the entertainment industry, said Schuerholz, who lives in Vinings. (The Atlanta Business Chronicle reported in May that the development might include a concert venue managed by an entertainment company such as Los Angeles-based AEG, which works with artists such as singer Taylor Swift and on events such as ESPN X Games, or Beverly Hills-based Live Nation Entertainment Inc., which produces many local events, including Music Midtown. The report said other ideas for the complex include a microbrewery).
