Lalezarian planning 38-story Hudson Yards resi tower

Quote:
Lalezarian Properties is looking to build a 38-story apartment tower in Hudson Yards near upcoming projects by Eliot Spitzer and Mike Fascitelli’s Imperial Properties. The Nassau County-based developer plans to erect a 250-unit, 198,000-square-foot building on the block between West 36th and 37th Streets just west of Tenth Avenue, according to an application filed with the Department of City Planning. Lalezarian began assembling a development site there in 2012, paying a total of $46.9 million for a trio of properties from 513-521 36th Street and another behind them fronting on 37th Street. Twenty percent of the units will be set aside as affordable housing. Company principal Kevin Lalezarian could not be reached for comment. Like a plastic building on a Monopoly board, the project fills out another property in the Hudson Yards neighborhood created when the city rezoned the section of the Far West Side in 2005. On the block south of Lalezarian’s site, Spitzer Engineering plans to build office and hotel properties, while two blocks to the north, Fascitelli’s Imperial is working to develop a 225-unit rental building. Lalezarian is currently developing three rental buildings with 374 apartments further south at 28th Street along the High Line.

Better question, how come NY gets to have threads for 38 stories but for Chicago it has to be 50 floors?

Block 37 (38 stories) has its own thread.

Yeah, but that's an exception instead of the norm because there was an entire Block 37 thread and people wanted the discussion of the tower to have it's own thread. Anyway, this discussion should not carry on in a New York thread, even though it's listed in the Chicago section.

I don't get why Chicago has that limit. I think anything over 350 feet is fair game. The 50 floor limit is inane, especially when Texas cities have threads for 12 floor structures or even Canadian cities such as Hamilton or U.S. cities such as Philly. At least the NYC ones aim for 350 ft>.

If anything, more threads for Chicago projects over 300 feet would be nice given the amount of focus Chicago gets on SSP. And the architecture tends to be nice.

Now if Chicago threads are made mindlessly for anything thats proposed, thats silly. But given the local members, the photographers, and general interest for Chicago, they would be lively which anybody could tell just looking at the posts for any typical thread.

Given the traffic that any Chicago thread receives, the limit should be much lower. Less macro management via the Chicago compilation, and more micromanagement on individual projects (better info access and organization). Which is why threads for any Chicago project over 30 floors would work.

First Look At 515 West 36th Street, Hudson Yards’ Newest Residential Tower

The forest of glassy towers in Hudson Yards is about to get a new addition. YIMBY spotted a construction rendering for 515 West 36th Street, a 38-story residential building under construction between 10th and 11th avenues on the far West Side.

The design, from Ismael Levya Architects, isn’t particularly exciting. But the simple glass curtain wall and the short, white base will fit in well with the office towers in the works on the surrounding blocks.

Looks nice for that area but, like NYguy mentioned, I would like to see bigger cluster of office towers being built in mid west Manhattan. There is still a lot of empty space north of Hudson Yards providing great opportunity for office development.
