Former Newark Bears stadium sold to NYC developer for $23M

The former home of the Newark Bears minor league baseball team — left to languish along Broad Street since the hard-luck franchise folded in 2013 — has been sold to a New York-based developer for $23.5 million.
The site at the corner of Broad Street and Orange Street has been sold to the Lotus Equity Group, city officials confirmed this week. Lotus plans to demolish Riverfront Stadium and build a mixed-use, high-rise tower in its place.
"This property is so significant," said Baye Adofo-Wilson, the city's Deputy Mayor for Economic and Housing Development. The stadium "was part of a previous attempt to revitalize the downtown...It didn't work out. We had to come up with a new idea."

Early last year, the Newark City Council approved plans to build a 2.5-acre park in the city’s downtown. It would connect Prudential Center to the Ironbound’s Peter Francisco Park by bridging over Newark Penn Station, but it would also serve as the centerpiece of a multi-building mixed-use development of the surrounding vacant blocks. Last week, the city of Newark struck a deal with Edison Properties and J&L Parking Corporation to development the buildings, Newark Patch reports. Details on the new buildings are sparse, but there will be a significant number of residential units, retail space, and possible office space. Construction is expected to commence later this year and completion is tentatively set for July of 2018. The Newark Community Economic Development Corporation will head the construction of the park, being designed by MKW + Associates.
Historic New Jersey Bell building in Newark sells for $16.5M

Verizon's iconic downtown headquarters has been sold to a developer that plans to turn it into a modern high-rise apartment building.
The 20-story building at 540 Broad Street, known for its art-deco design, was sold to a company affiliated with New York-based L&M Development for $16.51 million, according to the New Jersey Board of Public Utilities. The board, which must approved the sale of any assets by Verizon or other utilities, signed off on the deal in January.
A source familiar with the deal said L&M plans to convert its 436,000-square feet into a residential tower.
Plans unveiled by Connecticut-based architectural firm Amara Associates indicate the building will undergo a wholesale renovation to create 246 units across 19 floors, and a basement complete with a gym, storage space and bowling lanes. The building's fourth floor is home to a Verizon switching station, which will continue to operate.
Built in 1929, the structure was initially home to the New Jersey Bell telephone company before being taken over by Verizon. While no larger than many other building in downtown Newark's skyline, it is widely known for its distinctive brick and sandstone façade, much of which is awash in orange lights after dark.
great to see the area around the arena coming back from the dead. no reason this shouldn't be a vibrant part of town filled with New york-commuting apartment dwellers.

Currently, the 25-story Carmel Towers building lies abandoned, towering over the Weequahic neighborhood of Newark’s South Ward. However, should a developer’s plan be approved, the building could soon be home to hundreds of Newarkers.
According to a legal notice from the Newark Central Planning Board, Essex Lake Associates, LLC is proposing to renovate the Carmel Towers complex, located at 203-221 Meeker Avenue, between Empire Street and Elizabeth Avenue. The building contains 48 one-bedroom, 120 two-bedroom, and 48 three-bedroom apartments, many of which have balconies, and there are 104 parking spaces on site.
A developer has closed on its acquisition of the former Newark Bears baseball stadium in the state’s largest city, paving the way for it to redevelop the site into a sprawling mixed-use neighborhood.
Local officials said Thursday that the firm, New York-based Louts Equity Group, had completed its purchase of the former stadium from the Essex County Improvement Authority. The developer has also picked the Practice for Architecture and Urbanism, or PAU, to create a master plan that will transform the stadium and more than 7.5 acres of surrounding land.
Lotus did not disclose the purchase price.
Preliminary concept plans call for some 2.3 million square feet of residential, office, retail and cultural space, according to a news release from the city of Newark. Lotus is expected to rely on its location at Broad and Orange streets — which is just 500 feet from NJ Transit’s Broad Street station, seconds from Interstate 280 and at the foot of University Heights — to help draw tenants and serve as a catalyst for the neighborhood.
We were on Amtrak through Newark yesterday and Newark has such tremendous potential. The city has good transit, convenient access to Manhattan, and numerous beautiful early 20th century buildings.
A massive new development is proposed for 20-30 Evergreen Place, at the site of a large vacant tract. A resolution approved in March by the East Orange City Council designated TD+Partners and J.G. Petrucci as developers of the lot. The resolution states that a “the City desires that the project area be developed in accordance with the (Transit Village) Redevelopment Plan”.
Now, a design posted by TD+Partners shows that there are plans for a 17-story residential tower at the site called ‘The Station at Brick Church’. The company website states that the project will cost $100 million and that it “will transform a more than 20-year vacant property in the City of East Orange into a captivating mixed-use community”. Clark Caton Hintz will be the architect, and Phase 1 is expected to be completed in 2018, according to TD+Partners.
