Offices would span the third through 19th floors, while the first floor would also house 420-square-foot bicycle storage room.

Marvel Architects is designing the project, according to the filing.

Directory Update:

1) Went around and fixed some broken links. Usually images of rendering.

Under the edit, you will usually see "broken link" in terms of the editing reason.

2) I aim to keep this compilation updated and without broken links, so if you see any, feel free to pm me or just reply in a post and so on. Sometimes the host site will have a different url or convert the image to png or jpeg or it may simply be moved or lost. Usually I'll just reference a rendering source from a different host site.

3) When I have time I will do the same for the mid/low or any other directory. Over a couple of days. Fact checking a couple of pages a day.

West 44th Street between Fifth and Sixth Avenues is known for its grand hotels and stunning architecture. There you will find the Royalton, Sofitel and Algonquin hotels, as well as the Harvard Club, Penn Club and New York Yacht Club. Now, a new boutique hotel with “Baroque stylings” will add to that stock.

The five-star “Lazar Hotel” is coming to Midtown in the form of a 20-story, 96-key tower at 7 West 44th Street. And it promises to be a standout in terms of design.

The project, designed by William Green Architects, features Juliet balconies, twisted columns, cast-iron railings and a grand lobby staircase, according to 6sqft.

The project aims “to provide an exceptionally unique and exclusive program that is exemplified by the building’s unique form and appearance” and is “designed to manifest a landmark quality that is at once entirely original while being informed by the historic neighborhood in which it resides,” the architects said in a statement. Interiors will be designed by Champalimaud Design.

Amenities will include several restaurants and bars, a rooftop solarium, grand ballroom, spa, music room, performance space, banquet area and artist suites, according to 6sqft. The hotel will also have a green element, with storm water harvesting, dual flush toilets, heat recovery and energy efficient controls in guest rooms for shades and lighting.

The developers are foreign — possibly Middle Eastern – and listed as 7 West 44th Street LLC on permits. They closed on the purchase of the 75-foot-wide lot in late 2013 for $29 million, according to city records.

The project is expected to be completed next year.

But neither of those designs will be moving forward. The development company has just unveiled its final design for the site—a dual-tower project by DXA Architects that echoes its surrounding architecture.

The development at 215 West 28th Street will stand 21 stories and cover 290,000 square feet shared by both condos and rentals. The development is in the pre-construction phase with condos expected in summer 2018 and rentals by the end of that year.

The building will prioritize outdoor space with courtyards, upper-floor terraces, and loggias and Juliette balconies on the lower, South-facing exposures. The development will also have 15,000 square feet of amenity space that will include the de rigueur amenities of a pool, gym, and children's playroom.

Note: While this compilation is 99.9 % development specific, I thought this was an interesting read and for this post, will deviate from the construction/proposal posts.

NYC Residential Building Permits Surged Past 56,000 in 2015, a 67 Percent Increase from the Height of the Previous Building Boom

The New York City Department of Buildings (DOB) authorized construction of 56,528 residential units in 1,998 buildings in 2015, an almost 180 percent increase from the 20,329 units in 1,513 buildings that were permitted in 2014, according to a New York Building Congress analysis of U.S. Census data. This marks the sixth consecutive year in which the number of permitted residential units has risen from the prior year.

The 2015 total also easily surpassed this century’s previous high-water mark of 33,911 units, which was achieved at the height of the last building boom in 2008. The number of permits issued in 2015 was more than three times the 2013 total, when 18,095 permits were issued, and nearly ten times the City’s post-recession low of 6,057 units in 2009.

“The number of residential permits issued in New York City last year was nothing short of epic, and you don’t reach an amount that large without a number of factors working in the City’s favor,” said New York Building Congress President Richard T. Anderson. “In this case, we had developers who applied for permits at the end of 2014 in advance of pending changes in the building code. Likewise, the pending expiration of the 421-a program created an urgency to get permits approved in late spring. That said, there’s no denying that the increases are also a direct result of New York City’s remarkable popularity among residents, businesses, and investors.”

Boom Time in Brooklyn

With 46 percent of all permitted residential units in 2015, Brooklyn maintained and strengthened its distinction as the City’s hottest borough. In claiming the top spot for the fourth consecutive year, Brooklyn was approved for more residential permits than Queens and Manhattan put together – and nearly five times the combined total of the Bronx and Staten Island.

Overall, four of New York City’s five boroughs saw major increases in issued permits. In Brooklyn, 26,026 residential permits were issued last year, up from 7,551 in 2014. In Queens, the number increased from 4,900 in 2014 to 12,667 last year. Similarly, Manhattan jumped from 5,281 in 2014 to 12,612, and the Bronx from 1,885 to 4,682. Permits for residential units in Staten Island, which perennially produces the least amount of new housing, fell from 712 permits in 2014 to 541 in 2015.

“It’s impossible to overstate how hot the Brooklyn residential construction market is right now,” Mr. Anderson noted. “Consider that the number of permits issued in Brooklyn alone was greater than the total for the entire city in 11 of the previous 15 years. It’s also worth noting that Brooklyn’s share of residential permits increased from 37 to 46 percent in 2015, despite the fact that Manhattan and Queens both had their best years in over two decades.”

Of the 56,528 units authorized in 2015, approximately 97 percent were for buildings with five or more units. One- and two-family houses accounted for two percent of the authorized units and three- and four-family houses made up just one percent of the units.

Brooklyn led the boroughs with 812 permitted buildings, followed by 552 buildings in Queens, 392 in Staten Island, 137 in the Bronx, and 105 in Manhattan.

Manhattan averaged approximately 120 units per permitted building, while Staten Island fell far at the other end of the spectrum – with 1.4 units per DOB-approved building.

The average estimated hard cost of construction per unit reached $124,300 Citywide in 2015, an increase of nearly 25 percent from 2014. The cost per unit in Staten Island reached $185,800, while the other four boroughs ranged from $121,900 in the Bronx to $125,200 in Queens. Per unit costs are typically greater in Staten Island, as one- and two-family construction projects are more expensive to build than typical multi-family buildings.

“Given the number of residential buildings already in the pipeline and the breath of demand throughout the five boroughs, it seems clear that the residential sector will continue to be a solid source of construction activity in the coming months,” concluded Mr. Anderson. “However, it remains to be seen what impacts the expiration of the 421-a program and Mayor de Blasio’s affordable housing initiatives will have on the market, not to mention whether a pause will occur as all of this new housing supply gets absorbed.”

A fellow yimby forums member is working on a development map for NYC. Might be worth the effort to check out as its pretty neat, and there is already a slew of towers on the map. Catagories by height, u/c, proposed, and so on.

Rising 15 stories from a long-vacant lot, the 217,579-square-foot development will contain a mix of apartment sizes: seven studios are priced from $788 per month; 62 one-bedrooms from $847; 65 two-bedrooms from $1,025; and 6 three-bedroom units from $1,182.

The apartments are created through the city’s LAMP program and are able to be rented out at affordable rents because of the low-cost financing offered to the developers. The program is reserved for households earning 60 percent of the annual median income (AMI) of the NYC region, therefore individuals can have a maximum income of $38,100 and households of six up to $105,600.

After a drawn-out foreclosure process wrought with drama and years sitting vacant, the sixteen-story Allen Street Hotel is finally under new ownership. The properties comprising 139-141 Orchard Street sold in auction yesterday to real estate tycoon Morris Moinian and his partner Morry Kalimian of Elk Investors.

The duo paid $30.75 million for the eyesore, and plans to finish the project within twelve to sixteen months, according to the Real Deal.

The Allen Street Hotel snuck onto the scene in the eleventh hour before the 2008 zoning took hold, and slyly ascended sixteen stories. Three years later, owner-developer D.A.B. Group allegedly ceased the necessary mortgage payments, and the property slipped into foreclosure. A messy set of bankruptcy proceedings followed. Today, as it stands, the construction is little but a skeletal superstructure that contributes nothing to the block.
