Some observations from the site plan.

1. There are now eight office levels on floors 20-27.
2. All parking is underground.
3. The entertainment/hotel space takes up the first 19 floors.
4. It looks to be 48 floors officially with the top three being mechanical.

Nineteen stories dedicated to a hotel is pretty significant. That smells like somewhere in the neighborhood of 300 keys. Not insignificant at all.

I vote for this as the new location of the Virgin Hotel!

The site plan states it'll have 293 hotel rooms along with 290 apartments.

Wow. I was out of town for a few days so I missed the color elevations but WOW. That might be my favorite building in the city if it comes out looking anything close to that. The proportions are amazing, the height is really impressive, and the mixed use is something to strive for.

This is almost the exact opposite of Millennium Rainey.

Nelsen now features this project on their website. But they haven't added any new renderings yet.

The formal site plan filing was added to the site plan application today. There's no new info. But there is still a discrepancy in the floor count between the verbiage and the only elevations we have. But whichever side of 50 the floor count ends up being doesn't really matter much with all the ~600' projects planned for the area.

New elevations were posted to AULCC. The height is 606' with 52 floors. Level 53 appears to be mechanical. We previously had the height as 615' with 51 floors. The elevations are on page 29.

Here are the elevations from AULCC. The pdf is a resource hog and takes awhile to scroll through it.

Here's the floor usage breakdown:

Is there really any use to building towers this tall if they're still only going to have a couple hundred units? Shouldn't these buildings be able to house 1000+ people? Where does all the space go? Jester has several thousand residents and is significantly shorter than all of these. How is this trend of ultra-tall buildings with only a few hundred units going to help the housing crisis at all?

I love how you can see the lifted bar on the East elevation.

It’s got a significant hotel portion... floors 5-33, roughly. Makes me wonder if they already have an operator/brand in mind.

And they have a 13th floor, which is unusual.

This is a real weird conversation. Like maybe y'all could audit a night course at the UTC or something and keep it out of the development thread for this building?

Let's get back to 90 Rainey! This is a cool development that I'm excited to see rise.

This project goes to the Design Commission on Monday. The backup file with hopefully updated/new renderings should be posted at this link today:

http://austintexas.gov/cityclerk/boa...tings/22_1.htm

I probably won't be around today to post them. So I'll let someone else do it this time.

Are they no longer going to actually use the bungalow in which Bungalow is currently bungalowed?

That is a proper skyscraper. It has that Houston / Dallas appeal. And since I like it so much, it probably won't get built.
