Things are going to start moving pretty fast on that site by the New Year; y'all will see some steady velocity build-up over there soon, I believe.

Yeah - if you read the caption below the two images, it says: A conceptual rendering of what a high-rise could/might look like in the project.

The project also is building a thermal storage system, a green-energy technology that creates ice during cold temperatures at night that is then used to power air conditioning during the day, Weldon said. The thermal system is still being tested out and is not running yet since the campus is mostly empty, he added. The green tech could significantly reduce the project’s power costs, reducing operating costs for tenants by as much as 30% to 40%, he said.

Building the thermal system, renovating the existing buildings so far and building out roads and other infrastructure work will probably bring the first phase of the project to above $100 million of development, he said.

However, the project cost could climb to above $1 billion if it is fully built out to 4.5 million square feet — a process that will largely depend on the market and leasing, he said. Optimistically that could take seven years.

I wonder if there will be an big protests to this. I can't remember the location, but this is or is very close to where a boutique hotel was proposed on Cesar Chavez a few years ago and the activists groups weren't happy.

Maybe there hasn't been as much change on Cesar Chavez since that time, but the east side is rapidly changing (ex. east 5th and 6th St). So maybe this project won't have the same blowback.

The hotel needed a conditional use permit. This neighborhood plan is the second oldest in Austin and when written hotels went by the hour, or so a city staffer told me. If this plan wasn't outdated and decades old hotel would be a permitted use so they would not have needed to jump through hoops. What killed me is the naysayers said, "we need housing". Once the hotel died, six months later a new development on that site came forward. They wanted to add a "v" to their zoning which allows for smaller, more efficient/affordable homes (our outdated code requires that homes be huge by limiting the number of homes that can be built due to large site area requirements) and had a requirement for some income restricted homes. The neighborhood said it was too tall, so the applicant withdrew their request for additional height. Neighborhood then asked how many of the two bedrooms were affordable, they didn't like the answer so the developer said they'd make all of the two bedrooms Affordable. "Too much traffic!" said the neighborhood and they voted it down. And we wonder why we have a housing shortage in Austin.........

I just wanted to point out how dense the E. Riverside corridor is becoming east of 35 and all the way down to just about Montopolis in this image I took with my drone. The area between Riverside, Lakeshore, and Pleasant Valley is getting impressively dense. In the image you can see that the Marlowe is just complete, Oracle is done, the project from across the homeless camp near HEB is just about complete, and the 6 or 7 story project at Riverside and Royal Crest is well underway!

We had a discussion about this project when it was proposed a couple years ago. But I don't recall if a rendering was posted. It's The Republic of Texas History Center planned for a site next to the French Legation at 810 Embassy.

Defend the Alamo! Technically, it isn't brutalism because it is not exposed concrete. Brutalism refers to Beton Brut, French for raw concrete.

brutalism is well defined as a style outside of "raw concrete" although you could say this is a concrete example of brutalism. yuck

For those who can't breach the ABJ paywall. SV developer Jay Paul wants to build two 6-story office buildings in East Austin with more than 500K sq ft of office space. The push back is that the two proposed buildings are 93' and zoning only allows for 60'.
