Leander gives final OK to $1B mixed-use project with manmade lagoon

It's interesting to see suburban communities like round Rock and Cedar Park building new libraries. When Austin approved a bond to build a new public library, critics thought it was a huge waste of money because 'nobody reads books anymore'. Austin's New Central Library is one of the most popular places in town. I think our smaller neighbors might have noticed.

^^ What's nice about that is Round Rock's downtown, while not truly urban, is getting some cooler stuff and they are cleaning it up. This is a block off the "walkable" section and it looks like they'll be adding legit sidewalks to encourage more walkability, etc.

I have been impressed with a desire to create more density (at least in nodes) in suburban areas. It's far from perfect, but better than seas of parking lots everywhere you look.

There's an FAA permit for "Dell Ascension - Building" in Cedar Park.

It lists the height as 130 feet, but I think that's probably going to be one of their 4-story buildings with the wayfinding tower. Still, 130 feet is decent height for the area. It's across 183 from Lakeline Mall.

It's a Dell Children's Medical Center. It's actually located at Avery Ranch Blvd and 183A, so just a bit north of Lakeline Mall.

Also getting a Texas Children's at 183/45 - I think off of Lake Creek Parkway and Lakeline Mall Dr., maybe? Near the Lakeline Metro Station.

Great find, Kev. This is up in my hood, and i've passed the "coming soon" sign for ages now.

Lakeline seems to STILL have a ton of open land available for development and this is a great thing to have plunked down in the center of the area. It should generate affiliated office projects, too.

Yes, I'm up in that general area as well - little bit north. I see the 183A corridor north of 45 as an area ripe with potential. One could argue the same for Parmer/Ronald Reagan. Lots of "dense" development going in (by suburb standards) or planned/considered.

In particular, I wonder if there will be more growth at the 183/45 intersection itself. Specifically we have the one tower (Chase Bank) and a handful of low-rises with Q2 and other companies. What other things could be built around there? There's also all the open land between the Red Line and Parmer along Lakeline Blvd itself that is currently undeveloped (I'm assuming this is what you're referring to). I could see this area certainly exploding with the demand in NW Austin and the Cedar Park/Leander area.

All of that is spot on. There's a ton of scrubby undeveloped ranch(?)land in between the red line and Parmer and 45 and Avery Ranch Rd. At one point I wondered if this was part of Robinson Ranch (hence why it would be so untouched) but it's not contiguous, and clearly it's its own thing on a map.

All of that is to say that yes, more density here would make sense. Especially housing, but clearly as these hospitals develop (along with Dell Children's which is on the north side of Lakeline) there'll be some demand for medical offices.

Part of me wonders what will happen with Lakeline Mall as attitudes about retail continue to change. I'm not sure it will go away completely, but IMO it will have to reconsider its huge parking lots and satellite big box stores. The whole complex has a really huge footprint, and much of it is parking.

That area was slated to be a moderately dense TOD type neighborhood designed by Peter Calthorpe about 15 years ago. I think it was a victim of the Great Recession. I'm sure somebody is working on some kind of plan for it as we speak, but I don't have any knowledge as to what the hold up is.

It would definitely make sense as a TOD. Which is why I thought a particular reclusive rancher family might have put the kibosh on anything interesting there.

Gravity from the Apple Campus will eventually pull that land into development, IMO. Just wish it were sooner rather than later.

Yeah, and there are a ton of other relatively large tracts of land that I've heard rumors about with nothing to substantiate them. Here are a couple I heard about recently:

- New Hope Dr. between HEB Center and Bell Blvd (old 183) is supposed to have some relatively dense development (~10 stories?) - nothing to back this up

- Scottsdale Dr. extension from the Crossover down to New Hope Dr. and surrounding land for business parks (but will probably just be more industrial/low-rise business stuff)


Obviously we know about Northline and Crystal Lagoon(?) in Leander. We've heard rumors about Robinson Ranch.

Others? Just curious.
