Please welcome the newest addition to Franklin Avenue in Crown Heights. Renderings went up this week at the site, located at 681 Franklin Avenue. The new structure will be a four-story, mixed-use building featuring 8 apartments split up into two-bedrooms and three-bedrooms, according to development group, Candor Capital, which is also working on a 10-unit residential building with two and three Bedrooms in Gowanus and a 12-unit mostly with studios in Brooklyn Heights. The two-bedrooms will cost anywhere between $3,000-$3,500 and the three-bedrooms will range from $4,000 - $4,500.

A new affordable apartment building with $907-a-month studios and units designated for mental health patients is planned for the parking lot of Woodhull Medical Center.

Located on the corner of Throop and Park avenues, the six-story Woodhull Community Residence would include 53 apartments for clients referred by the hospital’s psychiatry department as well as 36 affordable units for low-income community residents.

The affordable units open to local residents will give 50 percent preference to community members with no lottery system, Gil added.

Project: 34 Prince Street (Conversion)

For nearly 200 years, St. Patrick’s Old Cathedral School on Prince and Mott Streets educated local children, absorbing each successive immigrant generation — German, Irish, Italian and, later, Hispanics and Chinese — into its fold. Now, like so many New York City landmarks that were once part of the public realm, the building is being converted to condominiums and townhouses, with prices starting at $7.74 million.

The Federal-style, four-story building rose in 1826, long before the area was referred to as Little Italy, or NoLIta, as it is called today. Across from the Basilica of St. Patrick’s Old Cathedral, the Sisters of Charity had it built to replace an orphanage and parochial school they had founded in 1822, according to the basilica’s website. In its early years, the school was also a convent.

Project: 138 North 10th Street

The loft-style building will hold nine apartments spread across 15,045 square feet of residential space. The boutique project aims to offer larger, “family-size” units, which are hard to find in a neighborhood where new construction is geared toward young professionals. Two two-bedroom triplexes will fill the cellar, first and second floors. Each 2,200-square-foot triplex will include a private backyard, recreation space in the cellar, a living/dining/kitchen area on the first floor, and two bedrooms on the top floor. Besides the top floors of the triplexes, the second story will host a small two-bedroom unit.

The third and fourth floors will have two units each, and they’ll be 1,100-square-foot two-bedrooms. Two three-bedroom duplexes will occupy the fifth and sixth floors. These apartments will be even larger than the triplexes and feature two private terraces a piece – one in the front and one in the back. Owners of apartments on the middle floors won’t get private outdoor space, but there will be a shared terrace on the fifth floor.

The ground floor will be divided between the lobby, a gym, and a garage for just one car.

Project: 109 East 115th Street

A Curbed insider spotted a fencepost rendering for a new building rising in East Harlem on East 115th Street between Park and Lexington avenues, giving us a first look at what's coming to the long-empty site.

The permits on file for 109 East 115th Street confirm that that's still the plan, and also show that the building will have two duplex penthouses, a cellar-level gym ground floor community space for an undetermined non-profit, and a second floor terrace for building residents.

Project: 400 Lenox Avenue

Here’s our first look at Dabar Development’s eight-story, mixed-use project set to rise at 400 Lenox Avenue in central Harlem. The 40,000-square-foot development will anchor the southeast corner of West 130th Street and Lenox Avenue and will house 30 rental units, 2,000 square feet of retail at the ground level, and a second-floor community space for Pentacostal Faith Church, the owner of the project site.

The design provided by Zambrano Architectural Design rises flush with the street wall and sports a distinctive yellow-brick cladding of “elongated artisanal bricks.” According to Dawanna Williams, managing principal at Dabar, “the facade is inspired by the historical masonry context of the surrounding blocks of Harlem.” The two uppermost levels are cutaway from the corner resulting in a large recreational terrace for residents. As per plans filed with the DOB this past summer, floors 2-6 will contain six apartments each, while floors 7 and 8 will provide four units apiece.

Project: 123 Clara Street

The Orthodox community in Borough Park is one of the city’s fastest growing groups, and they’re building plenty of schools to educate their children. Today, YIMBY has the first look at one of these schools – the new headquarters for United Talmudical Academy at 123 Clara Street, on the corner of 36th Street.

Zambrano Architectural Design is responsible for the building, which will have a functional and fairly conservative brick facade. The five-story structure will feature a synagogue on the first floor, a mix of offices and classrooms on the upper stories, and a play area and “multipurpose room” on the top floor. There will also be a kitchen and dining room in the cellar and roof decks on the fourth and fifth floors. The main part of the building will have five stories, but a sixth, partially setback floor will add extra recreational and roof space.

Generally, new buildings there can’t reach more than four stories. However, the all-boys religious school secured a variance to build taller back in 2002, which is when it first filed permits. Then the school struggled to finance construction, and work didn’t begin until 2013. That year, the city agreed to extend the zoning variance to 2017, to prevent the new zoning from expiring before construction finishes.

Project: 1044 Bedford Avenue

A 24-unit, seven-story apartment building is set to rise along Bedford Avenue, with construction expected to begin in December, according to a new developer who picked up the property.

1044 Bedford Holdings LLC bought the lot at 1044 Bedford Ave. in October for $5.26 million, according to city records. The company is a subsidiary of Manhattan-based commercial real estate development and investment firm Prime Rok Real Estate, representatives said.

he new building near the corner of Lafayette Avenue will cover a projected 24,253 square feet, Eatemadpour said, with a mix of one and two-bedroom rentals as well as duplexes on the ground floor.

There will be space for a roof deck, along with a lounge and gym on the bottom floor, he added.

Project: 141 Conover Street

An eight-story, 200-bed nursing home proposed for Red Hook will be reviewed Thursday by Community Board 6's land use committee at a public hearing.

Oxford Nursing Home is hoping to build the facility at 141 Conover St. to replace its current operation at 144 South Oxford St. in Fort Greene.

The brand new 157,500 square-foot building between Sullivan and King streets would consist of long-and short-term bed space, about 50 parking spaces and an urgent care center that will be open to the community, project attorney Howard Weiss, of Davidoff, Hutcher & Citron said.

The projected budget for development of both the nursing home and the healthcare center is roughly $65 million, Weiss said.
