Soil-retention system plans showed up on the City's FTP server (PDF), maybe we're inching closer.

The building elevations also do a good job of showing what the building will look like. They're planning to have 4 flagpoles on the mechanical roof facing Lavaca Street that will become the highest flying flags in Austin.

The first height we saw came from a conceptual plan that only showed the number of floors and not the design. That height was 295 feet to the mechanical roof.

This one is much more detailed and most recent.

The heights are:

329 feet 11 inches to the top of the 4 flagpoles.
305 feet 2 inches to the mechanical roof. (the official architectural height).
284 feet 11 inches to the main roof.
269 feet 7 inches to 24th floor (top floor).
269 feet 7 inches to 24th floor setback.
88 feet 10 3/8 inches to podium roof/hotel amenity deck.

Since this building will have a hotel and residential, there will be two pools. The hotel pool is on the 7th floor while the residence pool is on the 24th floor setback.

The south elevations also show that they are planning to incorporate the Gingerman/Ghost Room facade in the design. I think this will turn out to be a nice building. It looks like they're planning to pay attention to detail. If this building was completed today it would be the 25th tallest building in Austin.

The building looks good. It looks like there is brick on the base. Does anyone know what the exterior materials are?

I lament the loss of Waterloo Brewing Co. with its great beer, food and roof deck for great sunsets. The Ginger Man was also a great building with its back patio. I am feeling that our city's warehouse entertainment area is going to be history before long. Building after low rise building that once had thriving nightlife are being torn down for high rise towers with less sq.ft. for rent, much higher rents and a loss of character and sense of place.

I thought multiple blocks of the warehouse district have been designated historical landmarks? Also hasn't the Waterloo Brewing Co. been out of business for a long time?

It is a mostly brick structure. If you click on the site plan linked above in Kevin's post, the elevations do a good job of pointing out the different materials.

Yes Waterloo is long gone...The land owner was going to sell or build something back in the last boom [2001 I think], but the deal did not happen. In the interim Waterloo sold everything before the land owner asked to extend the lease. Then the building was torn down.

The City's Planning Department's Historic Preservation Office provides a list of historic landmarks.

I agree, it'll be a fun addition to the heart of our city. As of last week I heard that they're slated to break this November. One thing that bodes well for it is that Hotel ZaZa is aiding in driving its timeline.

Is Robert Grattan (Austin Business Journal) just getting the data wrong or are these towers taller than what has been outlined in the past?

-Gables/Hotel ZaZa/Gables (RG says 26 stories...I've never heard anything more than 24)

-Fairmont (RG says 50 stories...Site plan seems to state 47; however, I too have heard that the tower may end up being 50 stories tall).

I just wish we all could be on the same page.

Either way, I can't wait for their groundbreakings.
