I'm guessing. But probably not. It might take them a while still as far as logistics go. Finishing up the land acquisition. Moving the houses. Finishing the design/architecture/what-have-you for the building. Etc.

We still don't have any specifics on the building plans. Is it a hotel/condo building? Or another 1000+ room hotel?

This one is early on yet in development. It's probably being targeted for the next round anyway, because Manchester liked that it got into the Austin market during this round and wants to keep playing here.

Have we identified when the next round might actually happen? Within a year or two or three? Into the 2020's?

It is impossible to pinpoint. But, the "cycle" maybe begin in 2017/2018 (at the earliest) - not "into the 2020's." However, momentum may not seem (be visible to the layperson) to have increased for a year or two after the phase commences.

We need to see where oil prices are...how China and India are doing...what's going on in Europe...how the tech sector is moving along...prices (and availability) of commodities like wood, steel, concrete...labor force challenges...etc., etc., etc. A lot of the aforementioned lead to either an increase or decrease in international commercial real estate investments.

There's been no update about this project since Manchester got approval to move the historical homes on the site last year. But I noticed on Streetview that Manchester at least has their name on a sign in front of the little house:

That sign has been there for a few years. It was Manchester's first office when the San Diego-based company created Manchester Texas Financial (an Austin-based subsidiary).

For what it's worth I keep pestering my Fairmont friends for more details about this plot and they all know that it's part of Manchester's grand plan but no one knows much more than that. One of them told me it won't be a hotel, just living units (condos? rentals? dunno) but that also doesn't seem right to me when they're so close to ACC. And no one knows anything about height, site plan, etc. None of them are anywhere near as obsessed with this stuff as I am.

The fact that I pretty much forgot about it tells me that if anything is happening at all with this proposal, it's behind the scenes. Maybe when they finish with the Fairmont, we'll hear something one way or the other.

That's definitely a close up of that vision-type rendering that sparked all the initial speculation. And I think you're right that the model is in the Gensler office. That one architect really spearheads or is at least heavily involved in a lot of these projects. I like his work. Thanks for finding his page.

Also his caption says "tallest pool in Austin?" which would put that level higher than the Bowie's pool at floor 36 and about 400 ft, so even if it's a vision, it still is in the ~650 ft range. Seems like a lot of effort to put into visions. I wonder how much interior work they put in on the design end. I'd hope these designs could be used at some point, including the Block 185 masterpiece.

I can't help but think that Manchester decided it was worth paying Gensler good money for what appeared to be a real project to present to the city in their effort to gain permission to move the three historical homes on the site. It worked.

Wow, sad to see the fairmont getting built but this design being thrown in the trash heap.

If anything, I hope that the base/podium area is kept for whatever ends up going here. Of course this lot looks to be about the same size as the fairmont, but check out how much less imposing and bland this looks: mainly because it doesn't include hundreds of thousands of sf of corporate meeting space.... Instead its a great open plaza that looks like a place people would actually want to be around.

A lot of similarities to 600 Guad to my eye. Mostly in how the tower itself seems a collection of smaller boxes. Also that middle swatch of balconies for that breaks up the glass facades.

As someone familiar with that part of DT, I have a lot of appreciation for how they tried to deal with Waller Cree, too. Sad that this won't be going forward.

The FAA must be appeased!
