Philadelphia is 142 square miles, of which 20 square miles or less is Center City and it's surrounding neighborhoods (Northern Liberties, University City, etc.). The other 120+/- square miles is relatively cheap, including some geographically huge, stable, middle-class neighborhoods in the Northeast. Even ritzy neighborhoods like Chestnut Hill aren't that expensive per square foot, considering many of the houses are enormous. It's not all super cheap ghetto or expensive downtown.

Agreed. My guess is that this 9,000 sq ft $1 million property is in Mount Airy, which has it's share of large beautiful homes; but the "value" is b/c Mount Airy lacks the "cache" of Chestnut Hill, even though parts of these neighborhoods blend in without much of a noticeable boundary.
