Meet Tower 5C, a 41-Story Office Project for West Fifth and Colorado

Quote:
An office tower by national commercial developer Ryan Companies will rise 41 floors — 633 feet and 11 inches, to be exact — at the southeast corner of West Fifth and Colorado Streets in downtown Austin, according to recent city permit filings and statements from the developers. Occupying nearly a quarter-block, the project contains 463,723 square feet of offices and 1,722 square feet of ground-floor retail space, along with pedestrian improvements and a sidewalk cafe area at its corner.

This tower along with the BBVA Tower are moving forward with construction in January 2021.

These are also the first good renderings we've seen of Tower 5C.

Together with Tower 5C, BBVA Tower, and 6 X Guadalupe, Austin will have three towers with a total of 166 floors under construction. That hasn't happened in Texas since the 80s. That's without counting the 30 other buildings under construction.

This got a redesign and change from all office to office and condo. And although it gained 10 floors, it'll likely be shorter since it'll have fewer office levels and more residential ones instead. Still, it could just reach 600 feet - shorter than the 670 feet as originally planned.

Plans for a large tower at the corner of Fifth and Colorado streets have dramatically changed.

Stonelake Capital Partners on Jan. 27 unveiled its proposal for a 50-story mixed-use tower at the downtown Austin site.

An affiliate of the real estate private equity firm, known in Austin for developing multiple towers at The Domain, acquired the 0.5-acre site at the southeast corner of Fifth and Colorado in September for an undisclosed price.

Austin Business Journal in May 2020 revealed plans by Ryan Companies to build a 41-story high-rise at the site, dubbed Tower 5C. But Stonelake has taken over and is now pushing ahead with a modified vision.

That's a bummer! The first design was world's better. This isn't bad, per se, but the original was sooooo much better.

The first design was unfortunately all office which is not in demand so much now. Residential is still booming and getting financing hence the switch.

I think the scale is pretty accurate with those models. Indeed Tower in the lower right is 542 feet, and the Frost Bank Tower is 516 feet. I think it's a little more than 550, but less than 600 feet.

Based on those heights and them listing the corners, this has probably now gone through another design change. It's saying 590 feet on the northeast and northwest corners, and 582 feet on the southeast and southwest corners, and 634 feet at the highest point. That would differ from the rendering shown above where the tallest side is on the west elevation.

unfortunate redesign, it was strikingly modern before but now is simply inoffensive. But at least they managed to keep the overall form.
