Naftali, Rockefeller are bringing a luxury condo tower to the UES: Tower will be at 200 East 83rd Street, which Naftali purchased for $167M

Robert A.M. Stern Architects will design the ground-up tower at 200 East 83rd Street and Third Avenue. Details about its height and number of units were not immediately available.

Naftali teamed up with Rockefeller last year to bid for the Upper East Side development site, which the developers purchased it from Muss Development and the Aryeh family in March for $167 million.

The site — which contains six low-rise buildings — has more than 250,000 buildable square feet, which pencils out to roughly $668 per square foot. Naftali filed demolition plans for the address with the city on Wednesday.

Naftali is also in contract to buy 470 Kent Avenue, a large development site on the Williamsburg waterfront, from Abraham Rosenberg for between $180 million and $185 million.

I'd guesstimate 475-550 ft. AM Stern designing, and that range is somewhat whats been rising on the UES lately.

Yeah I'm looking forward to it. He has a very similar style for his NY projects, but it works with the firm.

I'm sure he'll capture the historic feeling and rich legacy of this area.

Located between 2nd Avenue and 3rd Avenue, the corner lot is also known as 1469 3rd Avenue. The 86th Street subway station is three blocks north, serviced by the N and Q trains. Michael Witek of the Naftali Group is listed as the owner behind the applications.

The proposed 449-foot-tall development will yield 208,881 square feet, with 205,877 square feet designated for residential space and 3,033 square feet for commercial space. It will have 86 residences, most likely condos based on the average unit scope of 2,393 square feet. The concrete-based structure will also have a cellar and 26 enclosed parking spaces.

James Davidson of SLCE Architects is listed as the architect of record.

Demolition permits were filed in early May of this year. An estimated completion date has not been announced.

I'm mixed on this one.

PRO:
* RAM Stern designs buildings about as well as anyone alive today. He has hits (15 CPW) and misses ("The Clarendon" in Boston), but his best stuff is the closest we seem to be able to get to Rosario Candela today

CON:
* Yorkville has been prison-raped about as badly as any NYC neighborhood over the last 50 years (obviously any place they plopped down housing projects got it worse) and continues to be today (along with the Garment District, home to Gene "Worst Person in NYC" Kaufman's creatures). It has real history and a real aesthetic ... and while this is 1,000x better than most of the set-back, POS modernist towers from the 60s to present day in the neighborhood, the buildings this will level are pretty darn nice historic structures

Net-net, we need a blanket landmarking of pre-WWII structures ... and let development move at full pace on empty lots, in underutilized and litter-filled housing project grass patches, and plots containing modernist dreck.

Naftali is actually building two retro-style superluxury towers in this areas - this one (RAM Stern), and one on Madison (Peter Pennoyer). Should be two elegant additions to the UES.

Naftali Group lands $176M for (another) Upper East side project

HSBC loaned the company $176 million in new financing for its condominium project at 200 East 83rd Street, according to property records. The package consists of a $117 million building loan and a $59 million project loan, and it also includes a $90 million refinanced loan, bringing its value to $266 million overall.

Naftali Group and Rockefeller Group are partnering to bring a Robert A.M. Stern Architects-designed luxury condo tower to the site, which has more than 250,000 buildable square feet. They filed plans for it with the city in May and purchased the site from Muss Development and the Aryeh family in March for $167 million.

Rockefeller Group senior vice president Meg Brod said in a statement that the company was “very pleased to be working toward what will be an extraordinary condominium project in such an ideal location.”

Representatives for Naftali and HSBC did not respond to requests for comment.

This is the second major financing package Naftali has landed for an Upper East Side project this week. The firm also received $120 million from Bank Hapoalim for its assemblage at 1039-1045 Madison Avenue, where it is also planning a condo project.

This tower will actually be 490 ft. Hopefully Stern delivers a landmark-worthy tower.

I have a feeling the base will be something to behold. Hopefully it draws a similar style to 520 Park, another RAMSA tower. The street interface is important for the neighborhood, the target audience of its 86 units.

First Rendering Revealed For RAMSA’s 489-Foot-Tall Tower At 200 East 83rd Street, On The Upper East Side

Two sets of loggias are interspersed throughout the grid of windows on the podium and tower. There will also be ground-floor retail with frontage on both Third Avenue and East 83rd Street.

According to permits filed in 2019, the 243,128-square-foot development will allocate 205,877 square feet to residential space and 3,033 square feet to commercial space, and include 26 enclosed parking spaces. It is unclear what other amenities will be available to residents.

200 East 83rd Street is located three blocks away from the 86th Street subway station on Lexington Avenue, serviced by the 4, 5, and 6 trains, as well as the 86th Street subway station on Second Avenue, serviced by the Q train.
