Melo Group’s Downtown 5th Towers Proposed To Rise 508 Feet, Groundbreaking Soon

Developer Melo Group is preparing to break ground on another apartment complex, and has submitted the proposal to the Federal Aviation Administration.

According to the filing submitted July 25, the twin-tower project will top off at 495 feet above ground, or 508 feet above sea level. That means each tower will likely be approximately 50 stories.

Construction will begin November 1, 2018 and be completed on April 30, 2021, according to a work schedule submitted to the agency. Another Melo tower, Miami Plaza, also lists a November 2018 start date.


The property is directly next door to the Okan Tower site, where a 70-story, 890-foot tower is planned to begin construction later this year.

Also on the same block, Melo recently closed on the purchase of another property which could mean even more development is coming.

Melo’s Twin 51-Story Downtown 5th To Break Ground By 2020, Permits Pending

According to the permit filing, the project will include:

51 story towers (2), with a 471 foot height
1,042 residential apartment units
1,422,969 total square feet
$249,020,000 construction cost

The construction permit was filed December 20, and is in review.

A spokesperson for Melo told The Real Deal that they hope to break ground by 2020.

The city seriously needs to stop building the white coloured concrete/aqua green glass towers, it's hideous and these two towers are disgusting honestly.

MELO GROUP’S TWIN-TOWER 53-STORY DOWNTOWN 5TH SUBMITTED FOR REVIEW BY UDRB

The UDRB is technically only an advisory board to Miami’s Planning & Zoning Department. City officials take their recommendation seriously, but planners can still override a board vote should they choose to do so.

MELO GROUP PREPARING TO BUILD YET ANOTHER TOWER AT 6 PLAZA SITE, ASKS FOR REMOVAL OF HISTORIC DESIGNATION

An annex building adjacent to the historic Central Baptist Church is likely to be demolished for the new development project, if a city board approves removal of its historic designation.

Melo’s 6 Plaza LLC entity bought the annex site last year and intends to develop it, according to an agreement filed at the time of sale.

The original 1926 church building would still maintain its historic designation and protection.

The 6 Plaza site and church are both adjacent to Melo’s Downtown 5th site, where another twin tower project is planned by the developer.

Miami’s Historic and Environmental Preservation Board is scheduled to consider removing the historic designation at a September 3 meeting.

Yeah they will be forced to redesign. I know cost cutting sometimes literally comes with a massive reduction in quality, but it could be done. Even with minimal creativity. Typically some crap does get pushed through, as evident with some of Miami's budget developments, but for a design to be denied, it really has to be rubbish.

Like there is crap on the floor, and than crap smeared on the walls and all over the ceiling. This is not on the floor, but everywhere. Its a atrocity (like what you tend to see in Penn Station bathroom stalls for example on an early 7 am day).

I'm confused. The project was rejected due to lack of design, yet they are moving right ahead with the project ?

UDRB can make a recommendation to the city council/planning department, but its not the gate keeper of ultimately approving a development.

Whats important is the blessing of the planning department.

DOWNTOWN 5TH BREAKS GROUND – MELO GROUP’S BIGGEST PROJECT EVER WITH TWIN 53-STORY TOWERS

On October 8, Miami’s Building Department issued a construction permit for excavation, pile, and site and soil improvements, There will be an estimated $100,000 in foundation work.

The permit to begin vertical construction was applied for in December 2018, but still not approved. An expedited life and safety review to allow for work to begin faster was requested on October 7, but has been denied by Miami’s Building Department.

A total of $249 million in hard construction costs is estimated on the permit.

The project was approved by the FAA last year for a height of 495 feet above ground, or 508 feet above sea level.
