Midtown Union Phase 1

Midtown Union land development permit is now "ready to issue".


New Midtown Union renderings

This one includes the residential tower.

Woohoo, a grocery!! Residential portion looks to be ~27 stories.

Kind of wild three separate subareas of midtown could be under construction and then activated, boosting the walkability of the area at the same times (thanks to Midtown Union, 1105, and NS HQ).

Oh my that's some great architecture. Hopefully it will remain true to the rendering if they go to construction. Midtown continues to kill it.

With all of the excitement about other projects, I had forgotten about Midtown Union. This looks great!

Here is the massing for both phases.

I was pleased to see the rendering was close to the site plan we saw previously. Has me curious as to how accurate phase 2 may be- as those buildings in the plan do not look the same size as he prior phase 2 renderings.

Out of all the projects in the works, this is the one that needs to happen and will have the most impact. This part of Midtown is like going back in time to the 90s.

3k alluded construction will start this month.

This project is growing on me a lot. I think most of the issues I've had with "it" are really related to location and proximity to all the land with only parking decks nearby. MU (the whole thing, both phases 1 & 2) will help transform Midtown and connect to Atlantic Station. Hopefully more infill between Midtown & AS will lead to AS becoming more interesting.

Seems odd to me they would start construction this month, won’t most construction be on hold soon through the new year?

I’m pretty sure the unions have worked it out so that the construction workers get time off during the holidays. That having been said I’m highly doubtful this will start this month.

Developers do tend to "break ground" at the end of a fiscal year (which is right now for 2018) for tax purposes so they can log the deductions/credits in that year.

That said, "breaking ground" can just mean digging a hole in the ground with a shovel, with no other activity occurring for several months after that (see Opus for example).

So, given the source and taking the aforementioned facts into consideration, a technical groundbreaking this month is definitely plausible, but I would take their information with a grain of salt and not hold my breath for any significant construction until the next year.

You're correct on this. I'm not sure of the details on how they are able to make the accounting work, but it definitely happens.

I’m not sure what unions in Atlanta have to do with people getting time off for Christmas. Almost everyone in this country gets Christmas off if they work in a skill industry. Furthermore, unionization in construction fields for Atlanta are very very low. In my 30 years in the industry here, I have never had to deal with union requirements on a project which has been a good thing compared to other cities where the unions have made projects complete nightmares and only delayed and increased costs without benefiting anyone but the union offices.
