A lot more renderings of The Nexus mentioned in my previous post. Phase 1 will be the 15 floor office building. The site plans include two 20 floor residential towers that will overlook Nash Square park, and a 13 floor hotel along with a pedestrian plaza and a lot of retail.

Nice! When I worked in Raleigh many years ago, my former coworkers advised me not to go into downtown Raleigh b/c it was dangerous. I went anyway, b/c I was curious. There were some rough spots, but it wasn't as bad as they perceived it. There were charming parts, glad to see the continued improvements.

Raleigh needs some plazas with nice fountains/water features. Charlotte has many of them, and they look great.

Update on the RUSBus development: the regional transit authority (Go Triangle) issued an RFQ for the project last month and received responses from seven developers. The RFQ states that this will be a mixed-use development program that is vertically integrated with a new bus terminal on the RUS Bus Site, and the project has been awarded a $20M grant by the US Department of Transportation.

GoTriangle plans to shortlist the best responses this month, then issue a formal RFP. "If all goes well" the project could be awarded to a developer this year, with construction starting in mid-2020 and delivery by late 2022.

The tower I mentioned about two posts ago, 301 Hillsborough, has signed tech start up Pendo as the anchor tenant who will occupy about half the space in the building. They expect to occupy the space by 2022 so I imagine we will see construction start sooner rather than later.

I'm pretty excited for the 301 Hillsborough project, especially now that it has a great anchor tenant. I think this building will have a pretty significant impact on the built environment downtown by helping to connect a couple of districts and adding height where there isn't much height now. It will also take some of the focus off of that Holiday Inn which is obviously pretty dated booking.

Moore Square looks great...it is more open. Had issues with mosquitoes the last time I was there...or was that Nash Square?

Downtown South including soccer stadium.





"Downtown South would be a mix of office, residential, and hotels around a 20,000 seat soccer stadium." The land has been secured and long time developer Kane is on board, so this is slightly more realistic than just a pie in the sky dream. Would be home of North Carolina FC and Carolina Courage NWSL.

121 Fayetteville - 30+ floors

New proposal that will replace a parking deck. Looks like it would make it close in height to the 2nd or 3rd tallest (the site is already zoned for up to 40 floors). Highlights include public 15th floor sky lobby and terrace, 25k sq foot floor plates, ground floor retail, and most importantly Kane is attached to it - someone who has a track record of getting towers built in the area.

Cool. We just opened a temporary office on Fayetteville. Not sure if we will be there long enough to witness the construction though.
