They seemed to fill it pretty quickly.

Novel (Crescent) Midtown

Here is the newest rendering of Novel Midtown at 3rd St and Earll:
https://www.crescentcommunities.com/...dtown-phoenix/

Not much has changed other than possibly the color scheme. I’m just glad to see this is finally on their website. Hopefully construction will start soon! This one will be right in my backyard; which I look forward to.

Also, if I’m not mistaken they increased the units from 329 to 345.

I will be glad to see this go up. As close as it is to my work, I may look into it when it is completed.

Sounds like that would be quite convenient! I’m hoping there is ground floor retail with a local coffee shop and maybe a watering hole. I hear the Crescent Highland has the Casual Pint bar so it would be nice to have something like that go in.

Urban Core Phoenix Apartment Complex Sold by IPA for $52 Million

Quote:
Phoenix, Ariz. – Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI), announced today the sale of Alta Midtown, a 225-unit apartment complex in Midtown Phoenix. The property sold for $52 million, which equates to $231,111 per unit.

“Alta Midtown satisfies the demand of young urban professionals for highly amenitized transit-oriented apartment living close to unique neighborhood retail and dining,” said Steve Gebing, IPA senior managing director. “Near three prominent employment corridors, the property is a perfect fit for professionals who wish to work and socialize within a short distance of home.”

Gebing and Cliff David, IPA senior managing director, represented the seller, Wood Partners, and procured the buyer, FSC Realty.

The property is near Phoenix’s downtown, Midtown and Biltmore areas and some of the Valley’s most historic neighborhoods, where the median home value is more than $635,000. Five of the Valley’s most prestigious employment corridors, including the Central Avenue Office Corridor, Downtown Phoenix, and the Camelback Corridor are within 10-miles of the property. The Central Avenue and Thomas Road Valley Metro light rail station, which provides direct access to Downtown Phoenix, Downtown Tempe and Mesa, is a half-mile away.

Developed in 2017, Alta Midtown has a mix of stylishly designed apartment homes with contemporary interiors and nine-foot or taller ceilings. Community amenities include a resort-inspired pool and spa, a rooftop lounge and an on-site beer garden.

Does anyone know if they are going to be putting up a crane for the apartments on Central and Columbus? Otherwise that place is going to take forever.

They generally do once it gets to the 3rd level or so when the wood framing starts going up as they really don't use a crane much for the concrete pours.

Banner is now up on the fencing and construction equipment is on site at the Crescent development at 3rd and Earl. Looks like it is finally moving.

McKinley Court has reached ground level and concrete support columns are poking out. While next door, there's fencing up but no visible movement on Residences on 2nd.

McKinley Court is exclusively on the west half of the block, and Residences on 2nd are on the east half? I for some reason had this impression that they abandoned the alley but I don't think that's the case.

Correct! Both projects are separated by the alley

Don't expect dirt to move on the condos until the lot is no longer being used for storage.

There is a public meeting tonight on Toll Brothers proposal to build a 4 story, gated apartment community on the NWC of Central and Indian School.

Too bad they want to go with a gated APt complex but Indian school seems to draw the ghetto along it like straw through relatively nice neighborhoods to the north and south.

Hopefully they change that design to be more urban in this area.

I won't believe that's real until they do something on Thomas.

Look at all that paved parking. I think Toll Brothers really has no business developing urban developments yet until they learn how to propose something that's not suburban in nature. Granted, this lot is a huge eyesore and I would love to see it developed. But hopefully, the city pushes this back to the drawing boards and requires removal of the gated complex with room for retail and on top of 1 floor of podium garage (or separated multi-level garage and more units).
