That's an admirable compilation, and a daunting task.

Some additional ones underway unless I missed them in the compilation:
--600 E Pike (285 units)
--721 E Pine (95 units)

--2428 NW Market (305 units, might be complete)
--777 Thomas (174 units)
--221 Minor / 222 Fairview (490 units or so, in early demo at least)

--1105 E Fir (103 units, maybe done?)

That's the big stuff I can think of, only those with residential.

I do have 600 E. Pike in the list but I'll double-check on the others. I know I'm missing some West Seattle stuff.

Is the whole foods project really active? We've seen the site scraped but I don't recall actual work.

Just scraping......I think.....didn't look that closely. I consider that a project under construction.

Sites are cleared all the time. Generally, construction starts when they start digging and installing shoring.

There's no single answer, but this is the most common definition from the contractor perspective.

It also coincides with permitting. Until the shoring permit is in hand (or the full building permit if they're not phased) then they're only working under a demo permit. That's not construction.

Just rode by.......the scraping is done, the construction mini is in place and excavation has started.

That's awesome then. The 350 units or whatever is nothing to laught at for that neighborhood, and it's also a lynchpin intersection. Having a Whole Foods also ups its impact, even despite the two other supermarkets within an easy walk. The Junction must be a few hundred acres if you include the whole commercial/multifamily core, and there are dozens of additional good sites, so one block is just another puzzle piece, but this one helps more than its considerable face value.

Check out this architecture company. Their web pages have some kind of code on them preventing linking. I know at least one of their projects is under construction in the University District.

777 Thomas is under construction. The Whittaker has reportedly started according to Alki.

It's quite an impressive array of projects. But more impressive is that we're four years into this wave, or three years into serious boom level, and the list of completions in 2012-2014 is also huge. Some areas like Downtown Ballard have way more completed than underway.

I'm fascinated by the effect these buildings have on neighborhoods. Downtown Ballard is a good case study because it's added/adding 2,500 units between the late 1990s and today, and along with transit, drivers, etc., seems to have reached a critical mass. It's a busy area on weekends and evenings. The hospital also gives it a decent daytime population and adds to restaurant business that might otherwise wither during the day.

The 490-unit woodframe at Fairview and John is also doing full demo, which probably means it's starting too. Great week for big woodframes!

Back in the day (late 80s when I started obsessing about this stuff) a full block woodframe might have 250 units, like Belltown Court's 220 I think. Units tended to be larger, and parking ratios were higher. Now densities like these two are common. One acre often means 200-250 units. Once, an acre with a highrise might be 200 units. Now we're seeing 350-400 units on 1/3 acre for some highrises (such as the 40-story one starting this week that I'll mention in the other thread).

Even these smaller units aren't cheap, but they're at least middle-class. A single person making $65,000 can typically afford $1,600 a month for a one-bedroom in a woodframe. Over time these units will slowly drop in rents relative to inflation.
