I repeat.. office will never accomplish what residential can. The potential for a massive office boom lies with Toronto too.

IIRC, 70 million downtown and 170 million total but, it's hardly an apples to apples comparison. We are far more conservative with the use of space and the development of new space hence the greater potential of a massive office boom down the long road.

Montréal 48M downtown and around 90-100M total (depending on the source), 350 million square feet of industrial inventory.

Considering its a "second tier" city in its country it has a lot of office in the core 140 mil - to 70 mill in Downtown Toronto.

Last I checked the downtown inventory is closer to 90mil sqf.

Either way, American cities are those kinds of places where developers will put up a 2mil sqf office tower in a market that has vacancy rates of over 15%.

Downtown Toronto's Class A vacancies are about 3% and we're still not seeing the biggies rise. Absorption (given the growth in supply) is just stellar. Thomson Reuters Centre.. Errrrrm sorry, Bay Park Centre, will likely be the first biggie out of the gate.

The United States has 330 million people. The size of a national head office reflects that.


Again, it's hardly an apples to apples comparison. We cram workers into buildings and let our vacancy rates drop to unheard of levels. The offices which I've seen in Chicago are massive and the companies had several floors under lease being unused. I don't know if it's enough to make up for a 70 million square foot difference however, Toronto would have a half dozen more major office towers if the square foot comparison was equal.

Wow! This could be incredible - I hope the other towers at One Yonge evolve a bit more but the tallest one could be a stunner. This is where height is needed - not for heights sake but if the GTA accepts 100,000 a year or more than we really need to start accepting such density in the right places - and this appears to be a perfect spot.

And wow, judging by those proposals, Queen Street is in desperate need of a subway line, they need to extend that DRL concept all the way West/North-West till it connects to Dundas W.

Nice work! What are the grey, banded twins, about 800 ft tall, below and to the left of Mirvish-Gehry? Looks like they might be on Wellington.

That's 400 Front St. W, with the 2 tallest towers (approx. 200 metres each) at the corner of Wellington and Blue Jays Way.

Surely they're close enough to only need one line? At lest until Toronto adds a couple more million?

Ah, thanks. I don't recall that project. I remember you saying your renders are accurate virtually down to the millimetre, but to my eyes those two appear a fair bit taller than they should. Probably just illusive.

My understanding is that the DRL consultations recommended Queen Street? No way will we get 2 parallel subway lines on both Queen and King in the next few decades, one line on Queen is at least feasible.
