I remember the old one had a "v4", so this is a 5.

Anyways, the two lobbies---the beige one and the 'crystal' one, which one is being built? Bit confused here.

What an elegant building. Simple gorgeous. Dubai's sprawl has nothing on this in my opinion.

Is anyone going to do a time lapse of the entire construction of this building once it starts rising? Because that would be out of control.

Every Pic at the start of this thread (with the exception of 1, and that 1 is only of the base) is of the Spire design prior to September 27th 2007.

It's GREAT to show the evolution of the design, but if this is the case you would need to include a full Pic of the finished design, which this thread is lacking.

P.S. Just want new-comers here to see the full beauty of Calatravas baby, and what exactly is being built




EDIT:Here ya go...Full Pic of the final design released Sept 27th 2007 (Possibly add a gold tip on it, not clearified)...

the first photo is the same one being used in all advertising literature, and in the steppenwolf playbill advertisements.

It includes the higher ceiling heights for mechanical floors, and a more realistic glass rendering. It is by far the most up to date and accurate shot we have of the project under it's current design.

Umm, NO! The one I posted above your post is the correct one, look a little harder. It looks to be the same as the first, it is not. This was released by Calatrava/Shelbourne at "what was supposed to be" the launch of the sales center get-together on Sept 27th '07' (Sorry, was 27th, not 28th). I believe B'Vic was there as-well.

I also complained to "Glass Steel Stone" about this as-well, and the following day they had the correct Pic up. Please don't try to educate the educator!


P.S. I take-it the bridge they show in your "Most up-to-date" pic is being built as-well?

The Design:
• Designed by Santiago Calatrava with principal design team members including Perkins & Will (Architect of Record), Thornton Tomasetti (Structural Engineers) and Cosentini (Mechanical/Electrical Engineers)
• The Chicago Spire, rising 150 stories, is a private residential building of 1,193 homes
• At 2,000-feet (609.6m) tall, The Chicago Spire will be the world’s tallest exclusively residential building and the tallest building in the western world
• Each floor of the seven-sided building rotates on average 2.44 degrees between floor plates, giving The Chicago Spire its distinctive fluid appearance; the building turns a total of 360 degrees
• The lobby footprint is 15,220 sq. ft (1,413.98sqm)
• Base-to-height ratio approaches one to ten, making The Chicago Spire the most slender supertall building in the world
• It has 2,594,893 gross sq. ft (241,073sqm) of space from the ground level
• The exterior will be constructed of high performance glass and steel
• Spectacular 53 ft high (16.01m) transparent lobby featuring Calatrava’s breathtaking sinusoidal motioned maple ceiling
• Among its many engineering achievements, The Chicago Spire will have the world’s longest elevator run at 1,864 feet (568.14m):
- Elevators will transport all residents from the ground floor directly to their floor
- Average wait time for an elevator is 32.5 seconds (Low, Mid-Low and Mid-High Rise Groups – 35 seconds/High Rise Group – 30 seconds)
- 17 elevators (14 passenger elevators in four banks, three freight/fire elevators)
- Elevators employ the largest hoist machines available weighing 45,000 lbs (20.411 MT)

The Residences:
• All 1,193 residences are designed by Santiago Calatrava; no two units are alike

this lobby looks very small for such a huge building. i mean this is no normal appartment house...if you take 3 people per appartment you get ~3600 residents. thats a whole village in one tower. with only 2-3 doors.

Except probably 25% of the units will be occupied at any one time and the average number of people per apartment is probably 2, not 3. This isn't going to be a building full of nuclear families with 2 kids and a dog, for the most part.

What will rental rates be for a 1 bedroom, like $3-4K?

Spire developer adds a new twist

The world's tallest residential tower is turning into rent-a-spire.

To boost condominium sales in the proposed Chicago Spire, Irish developer Garrett Kelleher is catering to investors by offering to rent out the high-priced units at a guaranteed 7.5% return for two years.

The "investor package" is an unusual ploy for a luxury condo project, where typically speculators are discouraged and rentals restricted because buyers balk at paying top dollar to live in a building with lots of short-term residents. Mr. Kelleher's Shelbourne Development Group Inc. is actively marketing the program overseas, where more stringent U.S. securities regulations do not apply.

"If we would try to introduce that at our building, oh my god, would our buyers be in an uproar," says Michael Schramm, a principal with Chicago-based Prism Development Co., which is building the Ritz-Carlton Residences at 664 N. Michigan Ave. "They just wouldn't accept it."

About 400 of the smallest units are being sold with a promise by Shelbourne to pay buyers 7.5% of their purchase price for two years and then rent out the units. The offer "is of sufficient level to cover mortgage payments, annual real estate taxes and apartment service charges, ensuring the investor does not incur any costs in the first two years," according to a May 14 press release issued in South Africa.

The program is intended to bolster sales abroad because Mr. Kelleher believes those buyers have the greatest interest in the smallest condos, which start at $750,000 for a 550-square-foot unit, Mr. Grace says. No buyers have complained about the program, which isn't uncommon outside the United States, he adds.

"People are seeing this project in a different light," he says. "This particular detail isn't fazing anyone at all."

The investor package is "not being proactively offered" in the United States, a spokeswoman for the Spire says.

That's an important distinction, says Robert Chasnow, a real estate attorney at Holland & Knight LLP in Washington, D.C., who isn't familiar with the Spire's marketing. The Securities and Exchange Commission in 2002 said such programs are permissible if the developers don't outwardly promote them to the general public or even to prospective buyers.

yes, you have all the facts of when they released what and what will be included, and who is who and all that jazz.

But, the super white rendering is not the most recent. Go to the official website

chicagospire.com/building/imagegallery

these are accurate up to date and much more realistic renderings of what a finished project will look like. Therefore I think it is appropriate to use an official rendering from their website as the first photo on this thread.

It's also a great website for eye candy and inspirational explanations of relatively mundane aspects of the building.

Somebody has started digging out the caissons that CASE put in, looks as if there will be no break in the work.
