I think its important to note that Talton is not anti development per se but rather a proponent for good/balanced development. He doesn't want Seattle to lose what makes it unique.

Hell yeah. 5th & Columbia is ahead of Madison Centre too...already did demo, has started utility relocations.

Some guesstimates about volume of groundbreakings or pre-work (demo, utilities) since 2010 for greater Downtown, around 2,500 acres:
--Office: 6,000,000 nsf.
--Laboratory/Medical: 800,000 sf.
--Residential: 12,500 units.
--Hotel: 1,000 rooms.

I know Talton and while he appreciates Watson's mystique, I doubt he would want to be compared to him. He's essentially an exile in Seattle, his native Phoenix banishing him for writing unflattering truths about that declining city. His personal blog Rogue Columnist (http://www.roguecolumnist.com/rogue_columnist/) makes consistently flattering comments about Seattle's advantages over the denialism one sees in Phoenix. He even mocked Watson's Lesser Seattle ethos as an aspect of nostalgia more at home in Portland than Seattle. Yes, he appreciates aesthetic qualms and the loss of Seattle's special flavors. Who doesn't except for a few philistines in forums like this one?

Seattle is getting close to 700,000 residents. I would imagine by the end of 2016, it might reach that population. 2013 it was 652k. Growth rate is up there as one of the highest for a mid-sized city. Nearby Bellevue is also up there when it comes to new units.

I'd predict 700,000 maybe early in the next decade. The recent jumps have relied upon soaking up empty units, the construction boom, families staying in place when they have kids, and people doubling up. We're used up the excess vacancies, and the construction boom will tail off at some point. Doubling up might fall as the economy gets better. Some families will stay in place due to lifestyle and the critical mass of families, but others will head for the suburbs when they can.

There's a pretty impressive inflow of local firms to the urban core. Like this time, they usually talk about employee recruitment/retainage being a main reason.

Yes, and Weyerhaeuser is not even tech. Now if we could convince Microsoft to move on over.............

Some interesting info coming out of the Weyerhaeuser move...........DT Seattle has seen an increase of 20K jobs since 2009. The other interesting fact.............Weyerhaeuser has 3 to 4 times the space in their Federal Way location than what they will lease in Pioneer Square. Either they have been downsizing for a while, or their cubicles in Pioneer Sq are going to be squeezed very tightly together.

Vashon, I don't know how you keep track of all these bldg sites.

Is 2021 7th Ave the Amazon bldg?

Is it the setting sun giving the Insignia bldgs a yellow cast to them? The project is massive.

Are the Madison Centre and 5th and Columbia catty corner to each other?

When all these bldgs get built and filled, there is going to be a huge spike in the DT population.

Madison Centre is the only project at 5th & Madison.

They'll increase the population but not that much. Madison Centre and 5th & Columbia are about 1,300,000 sf in a greater downtown that's probably 50,000,000 sf. The population west of I-5 and south of Queen Anne Hill is I think in the 30ks, so 707 units at Insignia might be a <3% addition or so. Yes the two projects on 7th are Amazon.

With Weyerhaeuser's move, the largest public companies in greater Downtown Seattle, in terms of annual sales in 2012, will be:
--Amazon: $61b (more like $80b now)
--Starbucks: $13b
--Nordstrom: $12b
--Weyerhaeuser: $7b
--Expeditors: $6b

The largest local companies are Costco (was $99b, passed the century mark last year) and Microsoft ($73b in 2012).

Seeing a little bit of activity at both Madison Centre and 5th & Columbia is promising - I'm really a big fan of both designs. Hope they keep moving along!

2030 8th is shaping up to be a very handsome building....I have a feeling it will be one of the most attractive residential projects in the city when it's topped out.

All three have shown permit activity this year. Good chance one or two will get built in this cycle.

The definition of "this cycle" is very much guesswork. Apartments might slow down but seem likely to keep churning at a moderate level even then. Condos are starting to be viable again, if the owner is heavily capitalized. Hotels have become a worthy partner for mixed-use buildings again.

That's interesting. One of those is Ava on Pine which has been silent for a while. Maybe they were waiting for 815 Pine and the lowrise to near completion before starting. Would be great to have that surface parking lot gone. So many surface parking lots still.

First glimpse: Here’s what Seattle’s latest hotel high-rise could look like



The Stonebridge project is one of more than a dozen hospitality projects teed up for downtown Seattle (subscription required). Seven projects with hotel components are either already under construction or soon will be, and another nine are proposed. Together these 16 projects would, if they all get built, add 3,150 rooms to downtown. The current inventory of downtown hotel rooms is around 10,750.
