I hate to start out the new thread with something not development related. But job growth = future development . Here is a Forbes article about where to find jobs this spring.

It's amazing to see how much growth and recognition Boise is seeing these days. Our little city is growing up.

Also, development related. I love the look of the Inn at 500 S. Capitol. Like Airport said, as long as they use the right material for the green roof, I think there is a lot of potential. Here's to hoping that all of the current proposals come to fruition! (except from maybe the storage project on River. I'm still skeptical about that one...)

Maybe I have been a bit hard on The Inn at 500 S. Capital. You and Boise Airport are right, if the right materials are used the green roof will definitely stand out and be unique downtown. Keep in mind too that that is only the very first rendering. Just like the JUMP project, there could be some minor changes to the design before/during the building phase. making it better/worse then what we're currently seeing.

Even though I like using this parcel along the river as a parking lot, I really want to see some quality development on this site. Maybe the power of skyscraperpage will get the word out. Also, if anyone is into some of the financial aspects of projects, it's interesting to know the land values, and there are "similar examples" at the bottom of the page.

Wow, $2.2 million? That's 5 times the assessed value. That's more than the triple assessed value they were asking for the Bob Rice Ford property a few years ago.

regarding the proposed Inn at 500, here's an image of the Inn at 5th in Eugene for comparison.

if ours looks like this (albeit larger), it'd be a very nice addition to the city.



i do like the green roof and details of the rendering. i really hope the final design doesn't stray too far from it!

BoiseBro your photo is proof that even If the Inn at 500 was going to have a red roof it'd still look very attractive downtown. There's no question that this will be a great addition. I'm pleased that there will finally be some height in and around Central Addition. it's just asking for it.
Anyways, if they do stray away from 500's original design, it's unlikely that they will though but I wouldn't mind if they added a few more floors to it.

More details on Inn at 500 Capitol

I was able to obtain some additional detail/renderings on the Inn at 500 Capitol. Here's closer rendering of the middle section of the hotel:



And here are some photos of the interior styling:



It's a $25-million project with 104 rooms, nightly rate in the low $200 range. Planned to include a wellness center and spa, as well as a "fine dining" establishment yet to be announced. CSHQA doing the design.

Thanks DonDay! The Material that they're using on the exterior, if what is being portrayed in the rendering looks just as good in real life, will be just another added plus to the build. From what I'm seeing it looks just as good as Hotel 43's exterior. It also has a similar design on the northwest corner other then a few things here and there.

They make it seem like it will be 100% valet in the media kit. That's common in larger cities... But Boise? And the cars would still have to go *somewhere* close by. The parcel also appears to wrap around in front of The Flicks so maybe there? Inconclusive.

The entrance to a parking garage is on Front.



2016 will be exciting having a spring opening of JUMP, and in the fall two hotels opening, and Simplot Headquarters finished.

Interesting find AB! I wonder how many level's of underground parking there will be? it's on a small parcel of land so there could be a chance for 2 levels. Idk

couple of questions for those-in-the-know:

1 - is there an estimated height for the 10-story hotel? BA's rendering looks like it'll be about the same height or slightly taller than the hampton, which according to emporia is 120 feet.

2 - what is the proposal on the BSU campus next to the dorm towers in BA's rendering? it looks like a 7-8 story structure; is that a placeholder for the graphic arts building?

3 - while these two new hotel proposals are great, i seem to recall the boise convention center wanting a 400-room hotel to support the expansion, ideally within a block or so of the grove (IMO, one ideal location would be the surface parking lot on front and 6th; another would be across the street from Hotel 43). here's the quote from the statesman that i'm referring to:

Sooner or later, Rice said, the auditorium needs a major hotel — think 350 to 400 rooms — within a block or two of Boise Centre.

“The Centre needs a big hotel if we’re really going to deliver on that expected economic impact that we want,” Rice said.

Johnson looks at the issue from a different perspective. He likes the idea of several smaller hotels that together add more rooms in Boise as demand ramps up. It’s harder to fill a big hotel, he said, especially one that depends on conventions as its main source of guests.
granted, there is a difference of opinion in the piece, and it looks more like we're getting smaller hotels to fill the need instead of one large one.

we now have two smaller proposals with a total of 250 rooms, which suggests there's still a potential need for 100 to 150 more rooms. i wonder if one more proposal is in the works... perhaps a mixed use hotel/condo/office structure on one of the lots i mentioned? a 150 room hotel combined with condos/office space on a smaller lot like the one by Hotel 43 could even result in a new tallest. thoughts?

Here's a useless but fun exercise to set some benchmarks for when we close this thread, based on the last one (assuming it lasts another 9.5 years).

In the span of the last Boise Development Thread:

-The Boise MSA grew from 512,500 to 650,288. A ~27% growth rate.
-40 major projects that were built, under construction, or in planning stages in the general downtown area.
-1 building was a new tallest
-5 buildings were 10+ stories
-18 buildings were 6-9 stories

The younger generation is trending away from cars and into more urban environments. This trend may not hold up, but I think it will. If I assume a similar 27% growth rate, with a 5% bonus given to the general downtown area, by the time we open Part III (or 9.5 years, whichever's further) we might be looking back and saying:

-The Boise MSA will have grown from 650,288 to 825,865
-51 major projects that will be built, under construction, or in planning stages in the general downtown area.
-1 new tallest
-7 buildings that are 10+ stories
-24 buildings that are 6-9 stories

These are gross assumptions, but it's Thursday morning, the hot water isn't working, and I'm lazy.
