Just thought I'd also post this here--there was a RCO (Registered Community Organization) meeting between the Logan Sq. Neighborhood Assoc. and developer Exeter Property Group regarding "Phase 1 - Cathedral Place" on 12/10.

I took a look at Exeter's website--I don't think they have built anything tall before though.

CDR Submission is here!

Looks incredible. Can someone pull the renderings from the PDF?

Phase 1 is a 24 floor, 245 foot tall residential tower with ground floor retail.
Phase 2 will be a 48 floor, 685 foot tall mixed-use office and residential tower with ground floor retail.

I can't say that I'm in love with the bland design (not exactly another Alexander), but maybe bland is good as a backdrop to the magnificent Cathedral. Most disappointing is that the existing "Twos" office building (222 N.17th) isn't going to be demoed as earlier site concepts suggested. It's really a crummy building inside and out. Hopefully an overhaul would happen at some point. I don't believe that the Archdiocese needs all of that space with various offices having already been spread around the five county area. Most exciting is the anticipated height of Phase II. That will look fantastic from Belmont Plateau, balancing the skyline a bit. Hopefully the design will not be another glass box (or parallelogram).

the design has some shape to it, but the first few pages of the proposal doesn't show it. And, all that glass seems to hide it from certain angles. it is an unremarkable design in a high profile location. kinda of sad it is not a more radical design.

also i guess the shorter phase 1 is the safe play here. wish they would go for phase 2 first instead.

Usually your zoning application has the best renderings.

It only goes downhill from there. Never uphill.

I'm referring to the 685 footer. I actually quite enjoy the 200'er. I think it's reserved for sure, but I don't think it's in any way ugly.

Don't know what everyone is complaining about... this looks great. Better than anything Cecil Baker has put out recently, that's for sure.

Just a few notes - phase 1 is boring, but the architectural firm is Solomon Cordwell Buenz - are pretty good (see The Murano, or of course, The Laurel Rittenhouse), so my hopes are that Phase II is a tower we are all proud of. The location and iconic views, especially from atop the Art Museum steps demand excellency in design.

Also, there's got to be some level of -- we want something better than those Mormon's across street, no? A little healthy competition??

tbf I think the Mormon's intentionally made their church slightly shorter than the basilica out of respect for the church. At least, that's what they said lol (https://www.thespectrum.com/story/li...phia/88340566/).

Yea I wouldn't be surprised if this project is what finally gets the cogs turning for the VSE cap.

I'm really excited for the 685'er, and I do think it will be built to that height. It should really balance out the skyline when viewed from Logan Circle or the Art Museum.

Speaking of, is that huge surface lot at 15th and Cherry ever going to get developed?
