Hines secures 7 Bryant Park for new 470,000 s/f class A office tower

Hines, the international real estate firm, has secured approval to use the 7 Bryant Park address for its new, 470,000 s/f trophy office tower overlooking Bryant Park. The 28-story building, which will be located between West 39th and 40th Sts. on the site of the former 1045 Sixth Ave., was designed by world-class architecture firm Pei Cobb Freed & Partners. The class A tower is the only sizeable new office construction project in the heart of Midtown Manhattan. The naming announcement was made by Tommy Craig, senior vice president and head of Hines' Tri-State operations.

"We are thrilled to be a new member of the prestigious Bryant Park community, which already includes a roster of prominent tenants such as One Bryant Park's Bank of America," Craig said.

Currently, Hines and its partner Pacolet Milliken Enterprises, Inc., have filed a building permit for the tower, and are working to complete various approvals for underground work with the MTA.

Somehow I missed this being approved, that's great news! But those aerials are really spectacular, and even though that area is pretty dense already, you can see there are a handful of real prime spots left for development. This will hopefully be the first of many very high quality buildings to rise in the area.

Yeah, with all of the new developments, sometimes we forget just how dense Manhattan already is. This tower, while adding needed commercial space, will be just a drop in the bucket.

It's phenomenal that a building that would be relatively iconic/stand-out in almost every other major American (or global) city is only visible from within a few hundred feet in NYC.

^ One thing the building has going for it is its location, with Bryant Park creating an opening to view it. The Gem tower (partially seen in that first photo) won't have that advantage, and its too bad.

The building looks good, but it's absurd the zoning is so restrictive on this site.

Should be at least a 600 ft. tower, if not significantly higher.

Granted, it isn't tiny. 500,000 square feet and 450 ft. is decent size/height, but this is in the middle of Midtown, on a major avenue. You could build something twice as tall, and it wouldn't be out-of-place.

Pacolet Milliken one step closer to NY office tower

Spartanburg-based Pacolet Milliken Enterprises Inc. announced Thursday it closed on an investment property near New York City's trendy Bryant Park.

The company in a joint venture with its partner Hines, a property management firm, financed the property at 7 Bryant Park for an undisclosed amount from institutional clients advised by J.P. Morgan Asset Management.

Construction is set to begin during the fourth quarter on a 28-story office tower with 470,000 square feet of rentable space on property that Pacolet Milliken has owned since 1954, which is a key parcel of the Avenue of Americas with full-block frontage at the southwest corner of the park. The building was designed by architect Henry Cobb of Pei Cobb Freed & Partners.

The company said the building's first occupants will move in by the end of 2014.

“We are pleased by the confidence placed in this project by J.P. Morgan to provide the capital and move forward with the building construction,” said Pacolet Milliken President Richard Webel in a statement. “I know Roger Milliken, who was committed to sustainability in the built and natural environments, would be thrilled to see this new landmark come to fruition on this legacy location.”

The state-of-the-art tower will be slated for Leadership in Energy and Environmental Design Gold certification. It will overlook the park and the historic New York Public Library.

Meanwhile, Hines made news of its own in the city last month. It announced it had reached an agreement with JPMorgan Chase to finance a 28-story, 450,000-square-foot office tower kitty-corner from Bryant Park. Remarkably, that deal was struck even though Hines has yet to secure an anchor tenant—a milestone that banks have insisted on in recent years as a prerequisite before considering a loan. In addition, Hines is restarting a client's stalled condo tower at 56 Leonard St. in TriBeCa, and trying to line up financing for a condominium/hotel it plans to put up next to the Museum of Modern Art.


While the relative strength of the city's residential market has drawn Hines' attention in recent years, the firm has made its mark as an office building developer, owner and manager. Many of its rivals in the city, including the Related Cos. and Silverstein Properties Inc., are better known, but few can match Hines' attention to every detail. CBRE Vice Chairman Darcy Stacom said that even the areas that house mechanical operations in Hines' towers are immaculate. "You can eat off the floor," said Ms. Stacom, who has sold several buildings for Hines over the years. "They even have a manual about how to wash the windows."

The windows at what will be Hines' newest office tower will boast striking views of Bryant Park. The question is, will there be tenants to enjoy them? The leasing market has been lackluster in recent months as many tenants opt to renew their leases instead of incurring the expense of a major move.

Hines is going ahead without a tenant, hoping it will have signed at least some leases by the time the building opens in 2014. Mr. Craig says he isn't particularly worried, even though there will be other new buildings hitting the market with plenty of space to lease, such as 250 W. 55th St. and 51 Astor Place.

"We have the best site in midtown, and we'll be delivering a boutique, 21st-century building," said Mr. Craig. "We'll be ready for the rebound."
