“There are aging water lines and a spaghetti-like network of utilities that no one knew existed,” which are being decommissioned and replaced, Browning said.
Same thing happened when Tucson was installing streetcar rail in downtown a few years ago...makes you wonder about government's and utilities' record-keeping.

Sawmill Market aims to transform old warehouse in Albuquerque

ALBUQUERQUE, N.M. (KRQE) – An area on the edge of Albuquerque’s Old Town is getting a major face-lift. It doesn’t look like much now, but by next year the once lumber warehouse will soon be home to what developers are calling Albuquerque’s premier urban market.

Right across from Hotel Albuquerque are the sights and sounds of progress.

“The construction hasn’t really been distracting for us. It hasn’t taken away from anything, so it’s nice to see that you’re investing in your own city,” said Susie Oliverez, Albuquerque visitor.

Workers are transforming an old lumber warehouse into a hub for food, art and shopping, which will soon be known as the Sawmill Market.

The 25,000 square foot building is rich in history. Once home to hundreds of sawmill employees in the early 1900’s, the plan includes bringing the best local food, craftsman and artists into a one-stop shop urban marketplace.

New general store offering local items opens in Albuquerque

ALBUQUERQUE, N.M. (KRQE) – A convenience store with a local twist is a welcoming sight for an East Downtown Albuquerque neighborhood.

“QBrik’s” is officially open and located at 300 Broadway Blvd NE.

The owner got the idea for the store when he moved into town and noticed there wasn’t any place close and convenient to go.

What makes his store different is he tries to get local items for the store first before stocking name brand items.

Green Jeans Farmery up for sale

Albuquerque's Green Jeans Farmery is up for sale.

Developer Roy Solomon confirmed Tuesday the $5.2 million listing price and said he put the retail development constructed out of shipping containers up for sale about two weeks ago.

He said there has been some interest in the property and the sale is being managed by someone out of state.

According to the listing, the gross leasable area is 6,100 square feet on a 1.49 acre lot.

Solomon said there are 12 tenants and they will all stay and operate despite the sale.

"It has been an honor to be a part of this," he said.

He also said the tenants have been great to work with and the sale is not a reflection on the businesses inside the development.

Solomon didn't say what he would be doing next but did say he will do something "creative, new and different."

De Anza redevelopment clears next hurdle

ALBUQUERQUE, N.M. — The long-awaited redevelopment of the De Anza Motor Lodge moved closer to reality on Wednesday when the city’s Landmarks and Urban Conservation Commission gave the thumbs up to the site plan.

As proposed, the $8.2 million project would involve tearing down and rebuilding dilapidated buildings on the 2.3-acre site. The preliminary site plan for 4301 Central NE calls for construction of a mix of one- and multi-story buildings that evoke the Pueblo look.

The project is a public/private partnership between the city of Albuquerque’s Metropolitan Redevelopment Agency and Anthea @ Nob Hill LLC, an investment group headed by Bill Smith of Construct Southwest.

Shops, eateries planned in Lomas redevelopment project

ALBUQUERQUE, N.M. (KRQE) – It is supposed to be the gateway to Albuquerque’s downtown, but right now it is uninviting and rundown. However, there are new plans to change that.

“It’s a little run down, it’s a little old,” said Edna Torrez.

There’s blight, old buildings and not much to do.

“It’s a decent area. Not too much food population or places to go around in this area,” explained Ben Archambault.

Now, some big plans are in store. A half-acre of the city-owned lot on Lomas near Broadway is going to a buyer who already owns five bordering acres.

Heritage Hotels, Grove Cafe to partner on Sawmill Market

Heritage Hotels and Resorts has announced it will partner with the owners of the Grove Cafe & Market in developing the Sawmill Market, envisioned as an artisan food market in a former lumber warehouse across from the company’s new Hotel Chaco.

The 25,000-square-foot market will include restaurants, craft cocktails, local food vendors, an artist gallery and retail shops, according to a news release from Heritage. Opening is planned for sometime in 2019.

Jason and Lauren Green, who opened The Grove in the EDO neighborhood in 2006, are partnering with Heritage Hotels & Resorts Inc. on the project. Jason Greene is a graduate of the New England Culinary Institute, and Lauren Greene earlier worked in hotels in Las Vegas, Nev., and Scottsdale, according to The Grove’s website. The Grove’s menu also features products from local farmers and food artisans.

Lobo Rainforest wrap-up

ALBUQUERQUE, N.M. — The sights and sounds of hammers, cranes and construction crews are about to give way to the hustle and bustle of students, entrepreneurs, and technology professionals at the long-anticipated Innovate ABQ research and development hub in Downtown Albuquerque.

The University of New Mexico’s new Lobo Rainforest building has entered the final stretch of construction on the northeast corner of the seven-acre site at Broadway and Central, said Lisa Kuuttila, UNM’s chief economic development officer and head of the Science and Technology Corp., UNM’s tech-transfer office. A grand opening is planned for Aug. 26.

The six-story, 160,000-square-foot facility will become home to 300-plus students working with businesspeople, scientists and professionals from the state’s research universities and labs to build startups and take new technologies to market. It represents the heart and soul of Innovate ABQ, and the joint efforts of UNM, the city, the county and private developers to build an Innovation Corridor that cuts through the city’s inner core.

Next phase for Innovate ABQ could begin this fall

ALBUQUERQUE, N.M. — The sound of hammers and construction boots could fill the old First Baptist Church building at Central and Broadway Downtown before year’s end.
The 71,000-square-foot facility is next up in efforts to build out the Innovate ABQ research and development hub that public and private partners are working to establish in the city’s core.

The Innovate ABQ board signed a new master development agreement in May with Goodman Realty Group to begin actively designing and marketing more sections of the old seven-acre church property.

With construction now winding down on a new, six-story “Lobo Rainforest” building on the site’s northeast corner, Goodman is now focused on turning the existing church structure on the southeast corner into a center for startups and entrepreneurial programs.

The area was recently designated by the state to focus on collaborative partnerships to create even more programs for future residents in order to change how downtown is viewed and utilized, all while continuing to make it unique.

New businesses open along Central despite ART construction

ALBUQUERQUE, N.M. – While some businesses along Central Avenue are struggling to stay open amid continuing construction of the new Albuquerque Rapid Transit line, two business owners are choosing now as an appropriate time to open their doors.

“To grow a city, you have to have growing pains,” said Kearstin Nuckles of GEAR Fitness. “So it didn’t faze us at all to come in during ART. We just figured we’d work around it and every day we tell our clients which way to go; which streets are backed up, which aren’t. It hasn’t been a problem yet.”

It’s been about a month since two businesses were forced to close after being unable to deal with the shortage in customer flow due to ART. Nuckles didn’t waste any time taking over the space where the old Draft Station used to be, turning it into a premiere cycling and group fitness studio. She hasn’t begun the remodeling process, but clients are already filling the indoor exercise bikes each week.

New Mexico gets another Like from Facebook

ALBUQUERQUE, N.M. — Facebook today announced construction of a second $250 million building at its Los Lunas project, nearly doubling the size of the data center that’s been taking shape there.

The company last October broke ground on the first phase of its Los Lunas data center, which includes a 510,000-square-foot building and administrative space. That phase will be ready for use in late 2018, the company said. The second building will add another 460,000 square feet. Site work already is underway on the second building.

During peak construction activity, as many as 1,000 construction workers will be on site, Facebook announced in a post on a web page devoted to the project. More than 100 employees could be employed at the two buildings once they are opened, Facebook officials said.

See what's planned for the next phase of the De Anza Motor Lodge redevelopment

Built in 1939, the De Anza Motor Lodge has a long history in Albuquerque. Walking into what used to be the Turquoise Cafe, there are still flecks of turquoise in the floor. While developers say the iconic Albuquerque stone flooring will stay, most everything else will be demolished.

The De Anza Motel renovation is turning the former motor lodge into a boutique hotel. The first phase was unveiled on Tuesday.

The cafe, which is in the southeast corner of the development, will become office spaces. A boutique hotel is planned for the property as well. Workout facilities, a movie room, a game room, communal kitchen and apartments are also among the plans. HB Construction is the contractor and Hartman + Majewski Design Group are the architects. The broker is Lisa Allen-Urrea with Sedberry and Associates CRES and she is handling the leasing.

Study pinpoints possible locations, price tag on soccer stadium for Albuquerque Sol FC

The city of Albuquerque’s study on building a professional soccer stadium is back. This time, it shows where the possible 10,000 seat stadium would be built at a price tag much higher than originally anticipated.

Born four years ago, the Albuquerque Sol FC is ready for bigger things.

“It’s a complicated process. It’s an exciting process,” Sol President Ron Patel said.

A recently completed feasibility study by the City of Albuquerque at a cost of $15,000 suggests, “if you build it, they will come” — except, a soccer stadium.

The potential locations: Lomas and Broadway, 12th and I-40, and the Rail Yards.

“Every week I have a new favorite,” Patel said.

One thing is clear, the city and the Sol want the stadium to be close to downtown.

The study looks at how an the Albuquerque Sol FC stadium would fare among United Soccer League teams, which is the second tier of pro soccer in the United States.

I would be so jealous if Albq Sol gets a stadium and promotion to USL before FC Tucson.
