There's been a ton of discussion about it on UT, most of it negative because it's strangely suburban, with the cul-de-sac and emphasis on car access instead of pedestrian access. The only ones who are enthusiastic about the scheme in its current form are the height fanboys.

CIBC Square 2 - 241.5m - 50s - Hines - Wilkinson Eyre - construction start soon (?)

In addition to the rumour mill, some strong hints suggest a construction start may be imminent (the old GO station on-site has just been fenced off, new construction extending the rail deck/park from phase 1 etc.). Seems like a good time to have a look at the slightly taller twin via renders not widely circulated.

In the eye candy below, some of the few substantial changes submitted in the spring include an increase in podium height (approx. +6 metres). The project also proposes to remove the existing Metrolinx bridge over Yonge Street and replace it with a new pedestrian bridge linked to Backstage Condos, which has an extension to the underground PATH system already in place. This new bridge would begin construction after the office tower is nearer to completion.

A COVID-defying mixed-use super-tall proposal.

212 King Street West - 310m - 79s - Dream - SHoP - proposed

660,000 square feet of office space, 588 residential rental units and 10,000 square feet of retail.

Architecture by SHoP (from Globe & Mail article):

"Mr. Pasquarelli explained that the design of the tower is broken up visually into two sections. The first, wider section would contain the office floors and be faced partly with white terracotta panels; the taller, narrower section, with predominantly black cladding, contains apartments. He said details of the architecture, including the textured ceiling of the atrium, would be inspired by the existing buildings, which once housed a factory where General Electric’s Canadian unit made turbines and motors."

SHoP does a great job in the details, so if this moves forward, will be a great architectural asset to the city, despite the relatively simple massing.

Agreed and as I noted in another thread: "At the very least a mixed-use tower with 660,000 square feet of office space plus 588 residential rental units plus 10,000 square feet of retail finally meets the kind of mix I've been harping about... a post pandemic live/work project that makes sense.

Also think that SHoP's quote (below) may hint at architectural detailing that will be refined/improved. The devil is in the details and even a fairly refined early render is best viewed as a placeholder for a little while.

Given DREAM also hinted that Mirvish Gehry is active and coming to market next year, I think a neighbouring super-tall like 212 King W (with great materials) should have a simple built form... let Mirvish Gehry do the architectural gymnastics on this block."

This has a similar program to two of our new tallest in development in Austin (except with huge parking podiums instead heritage buildings and atrium). Essentially, a residential tower stacked on top of an office tower.
