Hello, but does anybody have the status of Riverfront Square and SoMA? Last I've heard of Riverfront Square, the Bears stadium was fully demolished but I have no word on what's going on with the project. As for SoMA, will it be built? Just wondering as I don't see any pictures.

The stadium has been used as a drive in theater since it was demolished

Three-Tower Version of Newark’s ‘Halo’ Project Approved, New Renderings Released

A company looking to bring a complex with three high-rise towers to a property at the edge of Downtown Newark can now move forward with its plans.


The second version of “The Halo,” a massive development being proposed for 289-301 Washington Street, was approved last week by the Newark Central Planning Board.

The project by 289-301 Washington Street Urban Renewal, LLC is now slated to bring a 38-story tower, a 42-story tower, and a 46-story tower to the Central Ward. The towers would include a total of 949 residential rental units atop a six-story podium base, with site plans from INOA Architecture showing that automated parking, terraces, “garden level amenities,” and “skylounge amenities” such as rooftop pools are also in the works.

“I want my building to be the pride of Newark,” developer Moshe Glatzer told Jersey Digs.

The proposed pricing of the units has not yet been announced, but Glatzer mentioned that it is anticipated that the development would fully comply with Newark’s 20 percent inclusionary zoning ordinance and hire local residents.

“Our goal is to give every individual who comes to our building, regardless of income, the same service and the same accessibility to everything,” Glatzer stated.

The previous 40-story version of The Halo that was announced in 2018 would have included two towers with a total of 594 residential units.

Hudson Meridian Construction Group, which was recently involved in the Ocean Drive development in Coney Island, Brooklyn, will be the construction managers for the current version of The Halo, according to Vice President of Operations Vytas Sipas.

Apartments will be reserved for residents earning 60 percent or less than the area median income, and will also be provided social services through The Urban League of Essex County. Five homes will be set aside for residents with special needs, along with supportive services from the YMCA of Greater Newark.

Residential amenities include a community room, fitness center, children’s playroom, off-street parking, management office, social service suite, and a live-in superintendent. Units will have central heating and air conditioning, dishwashers, energy-efficient appliances, high-speed internet access, and intercoms.

TAPinto Newark reported that the Newark Municipal Council approved the sale of the municipally-owned property for close to $24,000 during its meeting on February 18. The version of the meeting agenda that was posted online by the City of Newark did not mention the proposed sale of the property, which is located in the heart of Downtown Newark across from the 31 Central site.

The Newark Landmarks and Historic Preservation Commission has since received two applications from Kawaida Towers, LP, which is registered out of the same address as Omni New York and Omni America on Manhattan’s East Side. The applications, which involve the demolition and construction plans, list the estimated cost of the project and the estimated completed date as “TBD.”

As Jersey Digs first reported earlier this month, this project at 74-82 Freeman Street and 428-444 Ferry Street in the Ironbound section of the East Ward would include 280 residential units, 2,652 square feet of retail space, a fitness center, co-working space, and parking if completed.

Site plans from Minno & Wasko Architects and Planners that were subsequently released by the City of Newark show that the developer is planning 80 studios, 142 one-bedroom units, 17 one-bedroom units that would each include a den, 38 two-bedroom units, and three units with three bedrooms each.

Three studios, eight two-bedroom units, and all three of the three-bedroom units are designated in the Minno & Wasko plans as being “affordable.”

The Ballantine would also include private terraces, an “amenity rooftop” with “sky lounge” and “sky bar” areas, and an “amenity courtyard” that would feature a fountain, a “hammock grove,” a firepit, an “oversized chess board,” and a “feature wall” with televisions, landscape plans from Melillo-Bauer Carman show.

New Jersey Performing Arts Center Unveils Plans To Build Residential Developments On Its Newark Campus

The New Jersey Performing Arts Center (NJPAC) in Newark has big plans to diversify its campus with residential developments and a dining venue, as well as the construction of an arts and education center. The proposed buildings are part of the performing center’s goal to become a city lifestyle destination and further the cultural hub’s impact on the downtown neighborhood. L + M Development Partners has teamed up with NJPAC and Larchmont for the 7.3-acre campus expansion. Skidmore, Owings & Merrill is responsible for the design of the buildings and streetscapes. NJPAC purchased the property from the state of New Jersey in December 2018.

As reported in Daily Newark News, NJPAC will soon break ground on a 20-story residential tower on a vacant lot east of the performing center and a 60,000-square-foot Cooperman Family Arts Education and Community Center on a parking lot at the intersection of Mulberry and Center Streets. The campus is within walking distance of the Newark Light Rail system, as well as a few blocks from Newark Penn Station with access to Amtrak, NJ Transit, and PATH services.

The first phase of the residential component will consist of the high-rise and two low-rise apartment buildings with ground-floor retail and grocery tenants. Approximately 20 percent of the homes will be designated as affordable housing for low- and middle-income families, and up to 15 apartments will be for sale. The second phase of the project will yield three further residential towers and an additional low-rise apartment building, for a total of 1,200 residential units over the next decade.

According to renderings, the NJPAC building will need a second entrance to the theater on the east side of the brick-and-glass clad structure to better tie it into the streetscape. It is unclear if that alteration will take place in the first or second phase.

The first developments are expected to open in 2024.

Four Corners Millennium Project Urban Renewal Entity, LLC is slated to receive a tax exemption that would last for 30 or 35 years for the $95 million Market and Washington project, an ordinance states. The document also notes that the development is expected to consist of 11,000 square feet of commercial space, 41 underground parking spaces, and 220 residential rental units, “of which approximately 44 units will be affordable housing.”

Massive 1,100-Unit ‘Bayview’ Development Heads to Bayonne’s Planning Board

Two developers will soon be pitching a project that would transform almost 17 acres of land along the banks of Newark Bay into a sprawling complex that includes four buildings, new parks, and public waterfront amenities.

Late last year, Bayonne’s city council voted to approve the Bayview Redevelopment Plan. The scheme created new zoning regulations for property at 175 Avenue A that was previously home to an A&P supermarket, which closed in 2012 and later met the wrecking ball.

The land is owned by a company called Bayview JV LLC and the endeavor to redevelop the property is a joint venture between Branchburg-based Larken Associates and Gallium Real Estate. The scale of the project is undeniably bold; the current proposal envisions a total of 1,100 units alongside approximately 55,000 square feet of retail space spread throughout four modern buildings.

Of the four new structures, two would rise eight stories while the other duo would top out at 12 floors. An existing one-story retail property home to a Planet Fitness facility would remain under the plans, which have been drawn up by Newark-based architecture firm Minno Wasko.

City Planning Board Approves 11-Building Mixed-Use Development In Newark, New Jersey

The Newark Planning Board has approved an 11-building mixed-use complex located on the former Newark Bears & Eagles Riverfront Stadium campus. The 10.5-acre development site hugs the shore of the Passaic Riverfront and will be completed in nine distinct phases as CitiSquare Newark.

CitiSquare Newark is the latest project from Accurate Builders & Developers, which manages and invests in new multifamily properties throughout the east coast. The residential collection will range from one- to three-bedroom rental apartments.

Mayor Ras Baraka and Deputy Mayor Allison Ladd deserve a huge amount of credit for getting this project off the ground and we look forward to working alongside them as we create one of New Jersey’s most dynamic new neighborhoods right here in Newark.”

Most recently, the Newark Planning Board unanimously approved proposals for phase one of the development. From Ian Bader Architects, the initial phase consists of two 18-story residential buildings that are connected by a single-story structure.

The residential component will comprise 598 apartments spread across both towers. The single-story volume will contain a new restaurant, retail space, and 15,000 square feet of residential amenities.

The project team has not confirmed when phase one of the development is expected to break ground.

NEWARK BAY-HUDSON COUNTY EXTENSION WIDENING AND RECONSTRUCTION

Description: The Newark Bay-Hudson County Extension will be reconstructed and widened from two lanes in each direction to three or four between the mainline of the Turnpike at Interchange 14 and the Columbus Drive Exit. Nearly 80 percent of the 8.1-mile Extension is carried on bridge structures. Those structures are nearing the end of their design service lives and now require regular, significant, and costly maintenance. What’s more, traffic growth and substantial port-related heavy truck activity have degraded operating conditions in the corridor. Significant congestion and delays are a daily occurrence and have contributed to the poor condition of the roadway pavement and bridges. This widening and reconstruction program will include the replacement of several bridges, including the Newark Bay Bridge.

Schedule: Environmental studies and preliminary engineering began in 2021. Final design is expected to begin in 2023. Construction is expected to begin in 2026. The duration of the full program is expected to be 10 to 15 years.

$125 Million Film Studio from Lionsgate Coming to Newark

The state that played host to Thomas Edison’s first movie production house will soon be home to another film facility as a $125 million investment is coming soon to Newark’s South Ward.

Great Point Studios, a studio management business specializing in film and television infrastructure, has announced a partnership with the New Jersey Performing Arts Center to build a major television and film production studio called Lionsgate Studio Newark. The facility will be owned and operated by Great Point Studios and Lionsgate will be receiving naming rights under the announced deal.

The endeavor will revitalize 12 acres of the former Seth Boyden public housing complex. Jersey Digs has been following the redevelopment effort for almost two years was the first outlet to report on the possibility of a movie studio coming to the site last fall.

Great Point Studios is a joint venture with an affiliate of Lindsay Goldberg, a private investment firm. Matrix Development will serve as the project developer and San Francisco-based Gensler, a global architecture firm, has signed on to provide architecture and master planning. Operations are expected to begin in late 2024.

“One of my administration’s priorities has been to enhance New Jersey’s film industry and create new revenue streams for our State,” Governor Murphy said when announcing the deal. “With the addition of the Lionsgate Newark Studio, New Jersey will cement its position as a hub for television and film production with its proximity to all forms of transportation and access to more than 14,000 qualified union members in the region.”

Renderings Reveal Waterfront Complex At 219 West 5th Street In Bayonne, New Jersey

The Bayonne Planning Board has granted preliminary approvals for developers to construct a sprawling six-story residential property along the Newark Bay in New Jersey. The development site is located at 219 West 5th Street in Bayonne and comprises a 2.34-acre assemblage of land that once served as a solid waste management site.

Bayonne Luxury Waterwalk, LLC is the developer behind the proposals, which were first presented in October 2020. Preliminary approvals were granted earlier this month.

Today, renderings from CPA Architecture reveal an E-shaped structure with what appears to be a gray and white cementitious façade. The first two stories of the building will house a portion of amenity spaces including a parking garage, an indoor pool, lounge areas, a fitness center, bicycle and general storage rooms for residents, a package room, and the residential lobby.

Renderings also illustrate an outdoor pool set atop the third floor.

The apartments will be located on the third through sixth floors, partially vaulted atop a garage entrance and porte cochère. This includes 14 studios, 111 one-bedrooms, and 55 two-bedrooms. About one-third of the apartments are designed as duplex, loft-style homes in one- and two-bedroom layouts.

The building’s total volume will max out at 53,567 square feet. Additional components include a surface-level parking lot adjacent to the building.

Ground Broken on Bella Plainfield, a 367-Unit Redevelopment

Bella Plainfield, which is being built not far from the city’s NJ Transit train station, is set to consist of four separate buildings. Designed by Brian M. Taylor of Taylor Architecture & Design, the project’s first building will rise 11 stories and include the lion’s share of the living spaces.

Construction Breaks Ground At 72 Eagle Rock Avenue In East Hanover, New Jersey

Construction has officially kicked off at 72 Eagle Rock Avenue, the site of a 265-unit rental complex in East Hanover, New Jersey. Developed by Kushner, the property will replace a vacant office building where initial demolition is also underway.

Principals of Kushner joined municipal officials and business leaders for a groundbreaking ceremony earlier this month. When complete, the garden-style residential community will include a quadrant of four-story buildings surrounding an outdoor pool deck, a clubhouse, and landscaped walking paths.

“Today’s groundbreaking is an exciting milestone for our company and for the township as we take the next step to develop the first luxury rental apartments ever to be constructed in East Hanover,” said Michael Sommer, executive vice president, Development and Construction at Kushner. “East Hanover is highly desired by residents who appreciate its small-town, suburban charm in the heart of Morris County. We look forward to adding a new, modern residential option that will appeal to both existing residents and those who will be attracted to this incredible location.”

Designed by Minno & Wasko Architects and Planners, each of the buildings feature a gray brick façade with white and gray metal accents and a simple punched window system. The rental collection will range from one- to four-bedroom layouts including 53 homes designated for affordable housing.

Beyond the outdoor pool and sun deck, tenants will have access to a fitness center with a studio for yoga and virtual fitness programs, a theater room, co-working spaces, a conference room, fire pits, and barbecue grills.

The project is expected to be completed in the first quarter of 2025.
