Midtown looking fantastic here in this shot. That big tower will really put an exclamation point on things. How long before this big plot in red is eaten up for another big tower or two?

I think Selig has that in their long-term plans, but they might need to acquire a few more properties before they're ready to go, and it likely wouldn't get started until they wrap up Midtown Exchange and any other major in-progress projects.

Yeah the growing density is great and 1072 W. Peachtree is going to look magnificent in this picture! My only gripe is the "great wall of parking decks" lining Spring.

I have never understood why architects and developers don't put retail at the base of parking garages. All you need is an entry into the garage. the rest of the street level could be business. (granted, the reason is partly a financial one but still...)

^Yep, or direct residential entrances. The rear side of Spire does that (not the prettiest example, but shield the parking deck with little condos).

It's entirely a financial one. But all developments in Midtown must have active uses at ground level now, so the newer ones have retail. The plain garages are old.

This is way OT, but this is correct. More specifically, renovating ground floor of parking garages into commercial isn’t very easy or cheap.

You have differentials between the sidewalk grade and the level of the parking deck. Low roof height issues. Sloping floor issues. Structural issues. Things like fire risers, electrical panels, and low hanging sprinkler lines fouling up the walls. Ingress/egress patterns within the garage itself. Difficulty of installing sanitary sewer. And at the end of all that, code and life safety complications.

Most of these shouldn’t be fatal flaws, but they can tip a project from marginally profitable to extremely unprofitable.

And Spring Street retail isn't exactly booming, either.

Developer tax credits would probably help make more of these happen, but they'll be rare regardless imo.

I wonder why they fenced off a portion of the building next door. That isn't part of the site is it?

They could be using it for a construction office and want direct access to the site.
