If this doesnt require variances and doesn't meet the thresholds that require design review we may not see detailed renderings for a while. It would be nice if Pearl released the info anyway, but perhaps they are waiting until an official groundbreaking.

Oh, wow. It's an overbuild! I thought we were just getting an ultra skinny 12 story. Great looking project. And given they're already well underway, hopefully this will be the final product.

The Latham conversion at 17th and Walnut. The townhomes around 1st and Walnut. Maybe more. It's really pretty incredible! Probably the hottest street in sheer volume of projects. The competition here is stiff, though. Chestnut has got Brickstone, the W hotel, the Avenir is pretty new, 1910 Chestnut. We've got East Market. West Market. The blocks on S. Broad after City Hall (the Griffin, garage demolition and rebuild at Broad & Locust, Atlantic Building Project at Broad & Spruce [maybe?], SLS by Broad & Spruce). Game-changing, streetscape changing projects every few blocks it seems on all of the major center city arteries. It's really amazing.

Nice renders on this one, Summers.

I don't typically like over-builds, but It seems like the Architect on this did a good job blending the old building with the new addition so that it doesn't look like a strange growth. Awesome!

Love it! It is beautiful. I'm so glad to see a bit more use of traditional materials in a few of the various projects that have come along lately. My favorite "modern" is more firmly rooted in the past (evolutionary rather than revolutionary). They can't all be glass and metal, although bold stuff in the right context (like 2100 Market) suits me fine. Wasn't there some sort of conceptual drawing for this project before that had no overbuild at all (I recall that the roof of the old building was going to be a garden, but that could be my fevered imagination)?

That's lovely! Those renderings just leapfrogged this project from meh infill to one of my favorites now. Summersm343, do you know anything about the materials being used? It looks to be some kind of stone used between the windows. If so this is going to be gorgeous.
