Park Slope’s 1928 Pavilion cinema will see a new life alongside residential units, thanks to approval from the Landmarks Preservation Commission on Tuesday. The cinema at 188 Prospect Park West (officially 187-191 Prospect Park West and 496-498 14th Street) will be reduced in size and a new residential building will replace the one-story structure next to it at 192-194 Prospect Park West. The proposal was first presented in August, but the commissioners generally wanted a reduced scale.

As in August, the presentation was made by architect Morris Adjmi and by Ward Dennis of the preservation firm Higgins Quasebarth & Partners. A big problem last time around was the size of the fifth floor. It will now be set back six feet meaning the cornice line will continue from the existing neighboring building. Additionally, the cornice has a more prominent design than before. The height of the sixth floor has also been reduced from 12 feet to 10 feet. The ground floor openings have been lifted and modified to seem more like part of a residential building and less like retail openings. The windows have also been changed to two over two. On the cinema building itself, the rooftop addition, meant to echo the tradition of rooftop gardens over theaters, is now more articulated so as to better accomplish that goal.

The Queens hotel boom continues unabated. Jamaica, Queens-based developer Kaushik Patel filed plans Thursday for a nine-story hotel in the neighborhood spanning more than 166,000 square feet, according to a permit application submitted with the Department of Buildings.

The blockwide site consists of three parcels bound by 146th and Waltham streets and 101st Avenue, which currently house a vacant lot and a small warehouse. The development will hold a total of 398 hotels rooms across the three lots, according to the filing.

One lot at 145-01 101st Avenue will hold 142 rooms, while the two other lots at 97-46 146th Street and 97-34 Sutphin Boulevard are expected to house 108 rooms and 148 rooms, respectively. The latter two parcels will also house an unspecified community facility on the first through third floors, spanning more than 30,000 square feet.

^ Speaking of Queens (well, Astoria) there is a massive parcel undergoing what appears to be site prep one block north of the hole dug for the LIRR extension to GCT (on the west side of the tracks)

The warehouse-inspired development will have 25 apartments, five of which will go to families making up to 60% of the Area Median Income. Those units will be rented through a lottery to households where incomes max out at $36,300 for a single person and go up to $51,780 for a family of four. The city’s inclusionary housing program allows the developers to build 5,000 square feet larger than zoning would typically allow in exchange for including below-market units. With the floor area bonus, the building will host 17,615 square feet of residential space and 1,400 square feet of ground floor retail. The average unit will clock in at just over 700 square feet.

The facade will be clad in red brick, except for the corner facing the street, which will be wrapped in a wall of windows framed by anodized metal. “Our idea was to capture that feeling of factories with dark brick and lots of mullions on the windows,” explained architect David Gross of GF55 Partners. “We were trying to signal that there’s a modern building inside with the contemporary corner, window walls.”

Construction on the West Street rental is expected to begin in the next few weeks, and work is scheduled to finish by spring 2017.
