The project was delayed a whole year and they had to redo the concrete on the top couple of floors.

In retrospect it was probably the best year to have an international student focused apartment building get delayed so that insurance can cover losses instead of biting the bullet and missing out on income from covid

Oh man, I love it. The first phase is a modern, attractive landmark along Pembina. Adding a second one will really help to change the feel of South Pembina from desolate wasteland to... well... desolate wasteland with a couple of nice towers, hehehe.

Kidding aside, it will bring some people into the area and create a more urban vibe down there. I'm impressed that the project is coming along so well that they're ready to move on with phase 2. Bring it on.

A building filled with students across from the university? They really need to add some traffic control measures to that slip lane (speed bumps, signage, paint, etc.). People take that turn at huge speed and now there's going to be real pedestrian use...

That is one big slip lane. It's built for vehicle speed. There's better designs for them.

Smaller right turn cut-off that is less curvy. So the vehicle needs to slow right down.

The best solution. No right turn cutoff.

^ That is really bad, it's more of an on-ramp than a slip lane. What good reason is there for not scaling it back and making it tighter or eliminating it altogether?

Particularly crazy because the bus stop is on the pedestrian island. So, someone runs to catch their bus and...

I mean, sure. If keeping traffic flow from Bison to Pembina is such an important policy goal that we're willing to just say "there'll be collisions, but that's okay, because it'll be the pedestrians' fault", this is a sensible roadway design.

At the very least, they'll need to add a speed bump, raised at curb level at the pedestrian crossing. That would seem to be the most easiest solution without completely modifying the whole right turn.

I don't go that way that often, but that curve is enough to go at F1 speeds at its present configuration.

I saw someone running for the bus on Graham Ave. They didn't even look and ran right in front of the bus. Crazy. Person was flying through the air and everything. Hit their head on the curb but in the end seemed to be alright.
