[SA] Monterrey Village | Mixed-Use | 3+ Million Square Feet

Monterrey Village

  • Location: Off 151 between Potranco (to the north) and 410 (to the south)
  • Size: 300+ acres
  • Details: Three Million Plus Square Feet Mixed-Use Development: Included in the three million square feet will be retail, medical, office, residential (condos and apartments), a hotel and a school. Construction on phase I has begun and the first medical and office buildings should be up by March or April of 2008 with residential units close behind that.




Having RTKL design Monterrey Village, should make for something interesting.

holy crap that is huge, I like it though. It's not like all of the other crap around that area.

I agree, this puts to shame Westover Marketplace and all the future planned retail next to it like Westover Square. Funning enough, the developer used an older aerial of that area because Westover Marketplace is under construction in it. Though, Escala (151 and Military Drive) should be quite nice as well. Also, with this development and Westover Square along with the already built Westover Marketplace, that gives 151/410 over 1.5 million square feet of retail.

Update





Phase One will have 780,000 square feet of retail.

Looks like the old Wal-Mart building site will become a BEL Furniture.

There will also be a movie theater.

I'm glad they're doing something with that Wal-Mart, but that's still wayyyyyyyyy too much surface parking.

For a suburban mixed-use of over 3 million square feet, they could have really done it up with the surface parking lots, in my opinion, I've seen much worse in much smaller developments. So I'll take the half full look on this development some 11 miles from downtown.

One of the city's hottest sub markets has landed another large-scale development.

All told, the planned Monterrey Village project will span 240 acres of land at the southwest corner of State Highway 151 and Potranco Road on the city's far West Side.

At build-out, the project could accommodate upwards of 1.3 million square feet of commercial space -- a mix of office and retail development. Long-term plans for Monterrey Village also call for 1,000 multifamily units, according to Jerry "J.J." Williams Jr., associate vice president in the San Antonio office of Grubb & Ellis Co. Williams is marketing the project in partnership with Jason Brumm and Maggie Nigro -- also of the local Grubb & Ellis office -- for developer ARC Communities LLC.

On the retail side, plans call for some 800,000 square feet of development -- to include everything from the large, national retail anchors to the local restaurants, says Douglas Thompson, president of. Thompson is located in McLean, Va.

Just how that retail will be set up, however, could be the big question.

One line of thinking: Create San Antonio's first outlet mall.

"That's one of the options that's on the list," Thompson adds.
Distinct districts

Monterrey Village has already snagged a few users. Houston-based BEL Furniture purchased a former Wal-Mart building on the site. The retailer will redevelop the property for a new flagship store of some 85,000 square feet, says Williams, who adds that the center is slated to open during the first quarter of next year.

Also on the way: A new campus for Harmony Science Academy. The school will measure 62,000 square feet and is to be open in time for the 2008-2009 academic year.


Despite the seemingly divergent uses eyed for Monterrey Village, ARC has taken care to make this a cohesive development, Williams and Thompson say.

Plans call for the project to be broken up into various districts. For example, the BEL Furniture outlet -- plus another 30 acres of raw land surrounding the new store that have been purchased by the retailer -- will be part of the design district of Monterrey Village.

An outlet mall could be a key component of the design district as well, Williams says.

The entertainment district would be a prime site for venues such as a bowling center, a health club and a boutique theater/grill concept, he adds.

Then there is the office district, which could ultimately consist of 500,000 square feet of development, including some traditional Class A office buildings and some medical office projects.


As for the multifamily portion of the project, Williams says that much of that development would be woven into the retail, entertainment and office components of Monterrey Village.

Key to the look of ARC's project will be its architect -- Charles Hodges, founder of Dallas-based Hodges & Associates and the man behind such high-profile projects as Legacy and Alamo Quarry Market.

Says Williams of Hodges: "There's no better development partner to work with."

Monterrey Village Getting Hampton

Looks like a final rendering and site plan have been released.






Much improved on the last look and site plan.

Love the housing, love the more compact retail and the improved water feature/creek.

It looks like a gym is planned with a large outdoor pool and a cinema along with the other retail.

It also looks like Xerox is going in at Westpointe Business Park.

FYI, for those wondering, there actually is a small creek that runs through that land.

It's amazing how much growth there's been in the Westover Hills area since 151 was finished a few years back.

From 410 north to 1604, along 151, there has been Westover Marketplace (Built), Westpointe Park (Built/UC), Monterrey Village (P), Escala (U/C), Alamo Ranch Marketplace (Built), Three Hospitals (U/C) and a slew of medical facilities and centers (Built/UC) forming a Westover Hills Medical Center area, five or six large data centers with the largest being Microsoft's 500,000 sqaure foot data center.

Not mention all the businesses like Chase Bank, QVC, Wachovia, The Hartford, etc that were roped in prior to 151. Also the Hill Country Hyatt Resort, Northwest Vista and Sea World.

Nice project. I like it. It's a good little mixed use project that will allow residents to do their shopping without using their cars. Looks like a decent place for them to hang out too. The only improvement I could think of is to have the parking incorporated into the apartment buildings and have retail stores in the ground floor.

Quick tidbit, the area on the other side of Ingram Road (left side) where the Texaco is, that's medical portion.

Based on the BizJournal article, it sounds like it's substantially smaller ...

The firm in charge of planning did the Quarry and Legacy locally. This is the image that was released with the loan announcement last month. Based on that, I expect it'll look very similar to Legacy.

I don't like the name. Monterrey Village just doesn't sound nice, IMO. It sounds kinda tacky.
