Great skyline pics of the tower. First skyline pics I've seen with a realistic appearance and height.

Do you think the terrazzo panels will actually be the interior finish of the exterior wall, as shown?
(i.e. just the precast panels, no other interior finish?)

I was recently at the Pacific (Grosvenor) presale presentation centre -- they wouldn't provide pricing on the larger units, but in order for you to be "offered the amazing opportunity to purchase" you must complete what they called a "Home Request" form, in which you must disclose what you are willing to pay for a particular unit. The sales rep offered some BS to the likes of "it's in order to ensure we match homeowners with the right home for them" and has nothing to do with our pricing. Ummm, yeah, right.

Apparently, this is how most developers are now conducting presales. I was appalled. I couldn't imaging buying anything else, let alone a home in this way. Imagine going to buy a pair of shoes and the salesperson says "okay, everyone here interested in this pair of shoes, tell me what you're willing to pay for them, and I'll get back to you on a price".

I contacted the Greater Vancouver Real Estate Board, who referred me to the RE Council, who then referred me to the Superintendent of RE, and the Minister of Housing. Basically everyone I spoke with had no idea of this new practice, but said it was probably within the realm of legality b/c there is basically little to no legislation in this area. Developers can sell how and to whomever they like.
I strongly suggest that you forward your findings to both Frances Bula at the Globe & Mail, and Peter Mitham at Business in Vancouver.
Both of them specialise in Real Estate happenings in and around Vancouver. They would both be very interested to bring this practice to the public's attention. And since they both have large enough audiences, I'm sure the ensuing "conversation" will kick the politicians into gear and ensure the practice gets stamped-out pretty fast.

Thanks for sharing, and welcome to the forum!

Even that would be more acceptable than the current system.

With an auction system the pricing is clear - you can choose to be as competitive as you deem necessary based on the action.

Here you're asked - give a price between 1 and 10 million with no idea if the other guy is playing by the same rules.

Amazing. That's appalling.

Please do this, as these shady practices deserve to be made public.

The project itself looks fantastic. I agree that the breezeways will be really windy, like scary places during a storm. Winds at the top of One Wall Centre were brutal at times and it's the same here in Metrotown.

While the renderings looks fantastic and extensive, one has to wonder why there are almost only Caucasian people in them. There won't be many living in the building, I can assure you...

$1300 a foot would actually be providing some value for a building of this stature. That actually gets me kind of excited.

Generic Concord product in Brentwood is at $1000.

If the exterior walls are prefab - as shown in the renderings, that could keep the cost down.
Question - if a building has spandrel on its window wall, is the interior finish on that panel custom drywall installed on site, or is it a prefab surface?

Both are used.

Spandrel can be insulated so the mullion pattern continues on the inside.

But often its framed out with steel stud and finished with GWB.

Should the thread title be changed to "The Butterfly"?

That video is a little creepy.

The white lobby, music playing, seems a little science fiction horror.

This building to me absolutely screams "future is here."

This is the type of architecture you see in video games, especially the way its complimented by the old stone architecture of the church next door.

Is that a guess, or actual knowledge?

I got a call for a preview couple weeks back - decided against it. For sure buying here would qualify much higher in the "want" category, rather than "need" category.

Actual knowledge; there's a waitlist for people waiting for any units that may be rescinded but all units to my knowledge have been assigned and have begun signing and yes, preview was a couple weeks ago. Half floor units went for 15m

Also, parking isn't included and is an additional purchase; rather, units are given a max allocation allowed for purchase. Zero for one bedrooms.

I knew about the parking - drives me mental how its not even an option for the smaller units any more.

Thanks for the info.

Since I was at the Christmas Market anyways, I thought I would take a couple extra photos of the Butterfly samples without the scaffolding in the way.
